<p>Hi,<br />I have recently rented my apartment, which is a prewar walk-up in NY, with no manager or doorman.</p>
<p>My  tenants did a roast last weekend and the fire alarm went off. They  called the fire department which detected the levels of carbon monoxide  slightly high; then they called me  saying that there was a problem with the stove.<br />I have called a  technician who sent me a report saying the stove was perfectly fine and that the  incident was caused by the lack of exterior exhaust and therefore the  accumulation of smoke when they opened the stove. The apartment has an open kitchen and, like most buildings of the same period, and visibly so, no exterior air exhaust in the kitchen. <br />&nbsp;<br />Now, I have a bill of $70 for the technician saying &quot;no problem&quot; and the fire dept coming. Who pays?</p>
<p>This seems to be a recurrent problem&#8230;&nbsp; <br />One  month ago it was a problem with a circuit in a lamp of the kitchen: smoke was coming out of it. Frightening, isn&#8217;t it? I sent someone and it ended up being the bulb badly screwed &#8211; again another bill;</p>
<p>I received an email because of a &quot;light&quot; on the dishwasher &#8211; that one was easy to detect fortunately: it needed more product&#8230;<br />&nbsp;<br />what are exactly my responsibilities in  these cases? Do I have to pay all bills? </p>

My tenant basement flooded due to heavy rain 13 inches. Gave her 30 day and brought mold remedation company. She then said she was calling the health department. <p>My tenant basement flooded due to heavy rain 13 inches. Gave her 30 day and brought mold remedation company. She then said she was calling the health department. They came out said I had to remediate the issue with in 30days. The tenant called asking for her deposit. I advised her not till the property is empty and I can have it inspected. She was supposed to have given me the key today. She now is saying she has an attorney and her own company coming in the propertry tomorrow and she is going to make me get the keys the hard way. I was there last week with the insurance company and she was sitting there with several other people doing find with larengitis she smokes 2 packs of cigarettes a day and claims it my fault she is sick she has been sick for years. they also never moved anything from the damp basement and the home has two other floors? She keeps saying I am threating her which I am not at all she has cussed me out her daughter has cussed me out she had pets in the home which is a violation of the lease they refused to let me in the 2nd bedroom. I will have to get my attorney. I have never rented to anyone my aunt died left the house still in probate. </p>

<p>i no longer can afford to keep calling plumbings to my rental house for complaints made by my tenants. it&#8217;s very expensive. everytime tenants called me about plumbing i always get it resolve by calling a professional plumbers to fix the issues but then tenants would not be satisfy at all. he still calls me and complains how the professional plumbers are doing their job right. but the report that i recieved from the plumbers states that after the work is being done all plumbing is working fine and properly.</p>

<p>We are new landlords and just got a great renter in, she just moved in Saturday.&nbsp; She is a single mother, in the military, with two kids and a small dog.&nbsp; We live in a condo community with several renters and individual homeowners as landlords.</p>
<p>The unit next to ours has had a long time renter in, and we had several problems with her while we lived there such as bad attitude, rude behavior, etc.</p>
<p>Since Saturday, she has had 2 run ins with our renter, both times she was rude, and using foul language.&nbsp; </p>
<p>I contacted and left a message with her landlord last night in hopes that we can handle the situation and he can ask his renter to please mediate any issues with him so that there is no additional situations and that they dont escalate.</p>
<p>If this continues, what type of right do I have as a landlord to take action against her as we may lose the renter, which would result in a loss of income and a large financial hardship on us.</p>
<p>&nbsp;Any suggestions or resources I can look up?</p>

<p>Hello,</p>
<p>I am a landlord in Colorado. We have a renter who signed a 6 mth lease and has been late every month since signing the lease. He has basically paid us in installments each month as he had money to do so. So there are many days of late fees. The lease states $5.00 per day for late fees, which he signed and agreed to.</p>
<p>INstead of evicting tenant for violating the lease we have allowed him to stay until his lease is over, this month.</p>
<p>He is now asking for his $300.00 deposit back. Can we deduct late fees which he hasn&#8217;t paid from his deposit?</p>

<p><span><font size="3"><font face="Times New Roman">I am a landlord and have a section 8 client who refused to pay her part of the rent predetermined by the agency. Due to non compliance I filed for eviction. The judgment of the small court was for her to vacate the property which, I forwarded to Section 8 .<span>&nbsp; </span>She filed to higher court claiming she did not have the money to pay her part of the rent. She is using the legal system to<span>&nbsp; </span>delay the process of being evicted.&nbsp;</font></font></span><span><font size="3"><font face="Times New Roman"><span>&nbsp;</span>Now Dallas county court is providing her a lawyer at no cost for a trial. </font></font></span><span><font size="3"><font face="Times New Roman">I have never heard of such a thing where the county is allowing someone to live in a house without paying her rent.<span>&nbsp; </span>Also the lady is playing dumb while she has more than necessary intelligence to fight and use the legal system free of charge&nbsp;to stay in the house without paying a penny.<span>&nbsp; </span></font></font></span><span><font size="3"><font face="Times New Roman">This is&nbsp;not right. Why is the county allowing her free assistance of an attorney to fight for a right to not pay her part of the rent? &nbsp;Do you know what I need to do? Am I supposed to hire a lawyer too? What could be the possible outcome of this case?<span>&nbsp;&nbsp; </span></font></font></span></p>

After a few weeks of living with this chap things started getting weird. He started stalking me, going though my post, emails, alienate my friends, the final straw was threatening my girl friend in a sick email as he was convinced he was in a relationship with me. I gave him a months notice. He moved out the following day leaving me in the shit. I told him he didnt keep to the arrangement of 1 months notice and due to the lack or respect, behaviour, harrasment and making me feel uncomfortable in my own home he will not be getting his deposit back. He is now turned it all around saying I forced him to move out etc and taking me to the small claims court for his deposit. Please help as I am worried and not sure where I stand on this.</p>
