I rented my house to a young lady whos references checked out very well.  After living in the property for 2 months she gave me a 3 day notice via text that she could no longer afford the property and would be moving out.  She stated that she would clean the house and leave the key.  I informed her that I would let her out of her lease with the understanding that she would forfeit all rights to her deposit.  I also informed her that because she stayed 8 days into a new month that she would have to pay me a prorated amount of rent.  I explained that I need to meet with her and do a walk through of the property to assess damages, if any. She became a totally different person.  WOW!!  She did not meet me and she left my house in a mess.  Can I go after her for damages and rent owed?

Your pretty much the landlord that I need. :) There’s no reason why you can’t chase her for the damages. You tried reaching out to her to sort it out. If this is something that’s a violation in your lease then you have every right. By the way in the future, you can try out RPA’s Tenant Screening. It’ll give you a more wider databases to do a background check.
