The lease does not expire till end september. The last months rent had been paid in advance as security deposit. Offered to help find new tennents, but lanlord wanted to find tennent himsellf, landlord lives out of state and has not found anyone yet. He now wants Augusts rent too. Report Violation

The only way to break a lease without penalty, is by proving that the landlord violated the agreement. This can be difficult to do since it clearly sounds as though you are at fault. Just because you want to move, doesn’t really give you right to get out of the agreement.
