In my lease agreement, it states that I have to have the septic tank pumped out prior to vacating.  I am vacating next week, and my landlord told me that the tank caps are somewhere in this 10 square foot area, “he thinks”.  Being a good guy, I dug a three foot deep hole that took one hour to dig.  I live in the Rocky Mountains, so it was full of rocks.  No luck finding any part of any tank.  My wife has also spent much time calling septic companies and the county to see if there is a map of where this tank is.  No luck.  My landlord says that if it needs to be found by a septic company, than I am responsible to pay for that.  It will cost approx. $250.00 to do that.  I am dumbfounded.  I told the landlord that this is not my responsibility to pay for that, and that after all this time, they should have a map and they should have easy access to these caps to pump the tanks.  How can he think that this is my responsibility?

One thing to remember is that a contract is a contract. Meaning that no matter what you may think is fair, it is all determined by the agreement you signed when you first rented the place. I would agree that it sounds funny that the property manager (landlord) doesn’t know where the cap is… thats gotta be quite frustrating.

Not sure if the caps on those things are metal, but if they are you could always try to look for it with a metal detector. You might have a friend that has one. If not they are fairly cheap. I’d try that.
