COMPLAINT : Bed Bug Infestiation

  1. I purpose that the apartment complex pays to have my apartment sprayed for bed bugs as well as the ajoining apts.

COMPLAINT DETAILS (from renter)

I moved into my apartment on April 1st within a month of living here my daughter & I started getting bit. I called my apartment complex & they said they would have terminex spray for insects but they will not pay for the spraying of bed bugs. I then called both Terminex & another company in Dayton to have inspections. Neither company found anything at that time but informed me that it doesn't mean I don't have bed bugs, it could just be that they didn't find them. So now it's August & I found a small bed bug that looked to be in it's first stages. I've been going through all of our rooms, spraying with Hot Shot bed bug treatment & rubbing alchol. Now I've located a large bed bug & am really freaking out. I think it's clear that the bed bugs were in the apartment before I moved in and the apartment complex should pay for the treatment.

Renter Aug 26, 2011 24.172.145.118 I have a copy of the receipt where I paid for the one treatment and it CLEARLY shows that LIVE BED BUGS were found in the apt during the SPRAY!

Renter Aug 26, 2011 24.172.145.118 I disagree with the Landlords responce to my complaint. Not even a month into living at this location did my daughter start getting marks on her. I had 3 inspections total. 1 by A-Able on April 28th,1 by terminex (LL's company) in May and 1 by A-Able again in August after I had spotted 1 bedbug. The first two inspections in April & May didn't locate any bedbugs but they both informed me that this DOES NOT MEAN THAT I DO NOT HAVE THEM IN THE APT! Both inspectors on the first two inspections only checked my furniture and not the CARPET or at the baseboards. The 3rd inspector didn't locate any bedbugs either on my furniture but he knew I clearly had them because I had now located 3 others inside the apt. 1 in my daughters room on her laundry basket and the other crawing up my chair in the family room. Because of the 2 inspections that came up negative in the beginning I was in the HOPES that it was just spiders, ebox elder bugs, drain fly's etc that I had constant problems with in the few months I occupited the residence. I even asked the LL if there was animals in the apt prior to me moving in because my other thought was that her bites could be fleas. I purchased 2 large containers of home defense to spray, 3 bombs for fleas and uses them constantly in the apt. I wouldn't even allow my daughter to play outside because I was afraid to leave the doors or windows open because of the mass amount of bugs I already had coming into the apt with it being closed up. When A-Able came out to my apt to spray the 1 time (I paid for) they spotted 1 live bedbug right away crawing on the underside of my box spring. All of my matrussed and box springs had been covered with bed bug mattruss covers since the end of April when I had my original consern of the bed bugs. This LL has every excuse possible to not follow up with her tenants. I tried to stop into the office to inform Kathy of the situation but the entire week after my inspection but the office was not occupied. This is another reason why I do NOT believe I brought the bed bugs into the apt. I lived in a half a double in Huber Heights for 2 years prior to my move to Kathys rental. The reason for my departure was because the owner was moving back in. I am still in communication with my previous LL and there has NOT been any issues at the residence. The only people visiting my apt ever was my boyfriend & his son which he has custody of & their own home. He also has NOT has any issues with bedbugs.

Agent Aug 22, 2011 LANDLORD RESPONSE: (emailed to agent) Erica signed her lease on March 25, 2011. There was never a bed bug issue in the unit nor did our staff, painter or other contractors ever see any bed bug in the unit. Erica first complained to me in May about spiders and that her daughter had gotten bit by something. I ask her if it was possible she had bed bugs and she said no that her daughter was sleeping on the couch and woke up the next day with bite marks on her. I called Terminix and they inspected her apt. and found NO SIGNS of bed bugs. However our tech did treat the unit for spiders. I heard nothing else from Erica about spiders, etc. When I was leaving the office on Thursday August 18, 2011 I saw a U-haul at her apt. and stopped to talk to her. She said she had bed bugs and was moving out and wanted to try and insinuate they were there when she moved in which is not true. She said she had A-Able treat her unit. I called them and they said she had called them and told them she had seen 3 bed bugs in her bed. They suggested she get a treatment. They said they came out on August 16, 2011 and treated the unit and she paid for the treatment. On the paperwork the tech wrote "NO LIVE BED BUGS SEEN IN THE HOME." If she had an issue with bed bugs it's because her or a guest of her's brought them into the apartment. She is responsible for her lease term and I will be pursuing the charges.
