COMPLAINT DETAILS (from renter)

We have tried to work with Our landlord to get him to repair and properly maintain this house but he refuses. The things that we tried to get repaired are as follows. 23 leaks in the roof. removal of the wet insulation in attic -which is causing Major mold growth throughout house, the windows are all cracked and broken and are the original from when house was built in the 1950's. Hot water heater is leaking and not keeping water hot. The floor where its leaking is being ruined. He has totally ignored our requests to replace hot water heater. The kitchen cabinet under the sink has rotted away from the mold and moisture issues. The floors in here are a mess and don't meet up to the walls so bugs and dirt are always getting into house. Then He has NEVER Disclosed if there is lead based paint or lead in the house - which by Federal law he is supposed to. He never gave us Information on Mold either, never told us about the smoke alarms.. Then The drafts in here cause our Electric Bills to be through the roof especially in the winter, He flat out Said he is NOT going to make any repairs on the house. We told him the mold is causing us serious health problems we both have told him and have thousands in medical bills due to mold and he refuses to do anything to correct the conditions. Then The frame around front door is in very bad shape and we had to replace front door at our own expense, it was not safe. But we have tried to work with him and will continue to- he promised us work in lew of rent and then without warning he says no more work on house... He was told Roof needed to be replaced by his insurance company he did not like what they offered to pay so it stays leaking, We have most of the windows to replace these broken ones - we offered them to him for the back rent -and to help us out to give us rent free up 5 months to pay for labor to install,,,he has ignored us,then shingles are missing on back of house and there is a lot of rot on side of house we were given the shingles- again we offered them to him for owed rent. again he ignores us. we are trying to fix house out of our pocket and its never good enough for him. We would like to stay here as I am on Disability and cannot afford to move - the Mold has caused us so many health issues that my husband was unable to work- if he refuses to work with us- we will be forced to have health and housing inspectors come in and possibly condemn house. We want to work with Paul as we do like the man.

Renter Aug 29, 2012 24.16.234.82 1. Not sure what your wanting me to do..We are scheduled to move on Sept. 4th - as stated in previous e-mail. There is nothing really left to say. We wish to be left in peace - we want harassing, demanding emails to cease!! Mr. Sanders seems to think he is above the law and can do whatever he wants -say what he wants...with no consequences...I am a Forensic Criminologist with A law background which includes Real-Estate Law. I have explained to him that ONLY A JUDGE after a hearing in front of a Judge - CAN give us a DATE to Vacate...Not Mr. Sanders. He has been asked to refrain from almost threatening tone E-mails demanding things unlawfully. It is Illegal to tell a tenant to leave personal property, it violates every lease and County Code. Mr. Sanders has REFUSED to maintain property to Code - refusing even to repair /replace roof even after his Insurance company issued him a Check in the amount of $1,932.29 so roof still has 23 or more separate leaks that are visible especially when rain is heavy. He has ignored health violations which state if Infestations NOT caused by Tenants are found Landlord responsible to treat Properly. He was shown clear evidence of Termite (moisture ants) Infestations and ignored many requests to do something about them. Instead he got nasty in my Husband's face and asked him "what are you going to do about it?' Then he was notified too many times to count about severe Black Mold growth throughout the house which has caused serious documented by Health Officials - Health Problems for me and my husband. In fact when we first moved in 4 years ago my Mother came to live with us, she has Heart Disease and Diabetes - and the Mold was causing her very serious health issues , he refused to knowledge and my Mother was forced to move out. Then when we moved in - the Furnace was so old and filthy and not in working order nor would we use such an unsafe Furnace, Upon notifying him that it needed replacement he refused to believe it after 3 different companies told him it was a hazard and would not touch it- he expected it to be cleaned and -by cleaning it restore it to working order...FINALLY if I remember correctly it was either fire dept. or yet 4th company he called to clean it - RED- TAGGED furnace -finally he replaced.

Explanation: just to finish here. Paul Sanders has proven to be someone who should never be allowed to own rental property. He is NOT above the law as he is trying to self-evict us with threats and totally unreasonable demands. had he wanted the repairs that he is now demanding - he should have come to us like a respectable person and we could have worked something out. Knowing HE wanted us out in 20 days - how did he expect the long list of repairs he has emailed us AUG.27th in which he states "if we work day and night we could get it done" EXCUSE ME?? We have packing to do- plans to make -we had to find a new place to rent - does he think this happens in 5 minutes? We stated we were leaving not forcing to have to wait possibly months for a judge to give us a Date - I am LEGALLY Disabled and can prove it its against FEDERAL LAW to throw a disable person out. So by that alone we could have sat in here for months rent free and he could n't do a thing. We took the higher road and offered to Leave on the 15th which would have made thing easier for me and my husband, He refused to budge so I did all I could to get it the 4th and its still Not good enough for him. If he continues to harass and try to intimidate us in any form I will file criminal harassment charges, I consider ANY FORM of contact at this point criminal Harassment. He is Harassing a Disabled person, to add even more trouble if he so wants. I have already alerted Renton Police to ask how to press charges and all I have to do is dial 911 if he is on property he will be removed. Because he cannot show any documentation from a JUDGE - that he has right of enter - If another E-mail I call 911 show them e-mail in question and they will gladly to his house. I am exhausted we have a lot to do in a short time I demand HE CEASE ALL CONTACT with EITHER ME or MY HUSBAND etc... Thank You We are out, I stated place would be left clean - that is all WE are required to do by LAW!!!

Renter Aug 9, 2012 24.16.234.82 1. We realize that he does not want to properly repair house - just by the statement that windows all broke now,. NO we have email documentation going back almost 3 years regarding condition of windows, They are 50 years old, nothing lasts forever. He has not done anything about hot water heater not properly working and leaking and tripling water bill. Nor roof leaks, nor mold, or anything. he has replaced glass in I believe 3 windows - So we decided to leave - I am disabled and By Law the Court will give me at least 60 days most times longer - if he wants to go to court-well wait for judge and housing inspectors. OR He leaves us alone stop coming around all day every day and when I get my next disability check on the 10th of Sept. we will be out by the 15th- we will leave keys in house with one outside under a rock or something by front door. By coming here daily he is preventing us from doing work and packing which we have begun to do already. We work very late into the night due to my disabilities I am unable to work in the heat of day. So him banging on windows and house while I am sleeping is only going to delay packing- which will delay us leaving. We will Email him once we are out and tell him where extra key is and leave other on kitchen counter, We are sorry to have to leave this way but the mold is deeply affecting our health and I have Doctors that will testify I have mold related issues and Ed does also. That have only been since we were in this house. We don't want problems we want to pack and clean and leave with no further issues or problems, I studied law and have a masters Degree - I also have attorneys in my family at my beck and call..so I know my rights and real-estate law. Once he asked us to leave - unless of emergency or we request he is legally to keep away. Windows have been broken for years so that is not an excuse- at this point neither is water heater. We agree to be out on or before the 15th of Sept. Unless he wants to pay filing fees and court costs to start a case -then we will wait for judge. Either way he must stay away -the 20 day notice is not even notarized or witnessed so when I called court and showed attorneys in family they said that its worthless. Hopefully he will agree and we will leave on or before Sept. 15th 2012, or we see the Judge.

Explanation: We are in the process of packing removing photos and things on walls..in the house and Ed has started cleaning the sheds ours that we will take down and remove and his. We have a moving truck on hold for the 15th of Sept. Everything will be removed that we own and keys left in house on Kitchen counter and 1 to get in somewhere on porch under a rock or something- we will make sure he knows.

Renter Aug 1, 2012 24.16.234.82 1.Just to be clear we have saved ALL the repair requests that we have made to him over the 3 years and his replies. Almost everything was done via Email. So we have saved all correspondence - this is not the first he is hearing of this. We also feel that the 20 day notice is in direct retaliation to asking for repairs that he flat-out stated No He was NOT going to repair or authorize us to repair ANYTHING at all, No more repairs or maintenance!

Renter Aug 1, 2012 24.16.234.82 1.We have sent Paul emails regarding - the Windows falling out and the cracks breaking the glass- we again told him we have most of the windows they are new double glazed windows and they are worth at least what we owe him if not more, so we offered the windows in place of back rent to bring us to date and labor to install the windows - in place of up to 3 months rent. We told him we are both starting new jobs and need time to get money saved up- bill catch up etc.. He so far not responding at all. again ignoring us.
I almost cut my arm off on bedroom window a hunk falling out!
Notified him of Mold in attic making Ed sick every time he goes up to do work.
We are trying our very best to come to a solution that benefits all.
