Hi my names are Gerald Chenyi I live at 9842 Audelia road Dallas Texas an apartment complex owned and operated by “Advenir” For the past year and Half I have paid over $750 in late fees from Utility bills. I spoke to the Office manager and they told me that is the way they bill meaning whatever you pay goes against your past due balance first and then they charge last fees on the remaining balance. And we do not have the option to chose where we want that payment applied to which I think it is not right. Here is an example. Rents is due on 1st of each month Month Rents $750 Utilities ( Provided by the apartment complex) Tenants cannot bring their own company) $ 265 If paid after due date it will be $283 I paid $800 and asked to be applied first to rents and the balance to Utilities and they said no it shall be applied to the entire balance of $1015 and the remaining $215 is considered pas due rents and late charges start applying form the 4th on the. They are not considering the balance to be towards utilities even dough the utility bill has an amount if paid after a certain date. I have had to pay more than $500 as a result of these and I think it is billing fraud is there a way you guys could help us renting at this apartment complex Please.
