I am Muhammad Imam Akimaya, a resident at a one bedroom apartment unit at Ashford Belmar. Currently, I live with my wife who is 31-weeks pregnant. Since September 15, there has been a water leakage and dripping from the ceiling. The maintenance have come and checked on it, but only until September 22 that they discovered that there is a water pipe that is broken causing a substantial leakage on the ceiling. The way they discovered it was by making 3 (three) big holes on the ceiling to actually check it. Since that day, me and my expecting wife have not been able to use the bedroom (the only bedroom in the apartment unit) because the leak are all over the place. This has caused some stress to my expecting wife. Obviously, the three big holes in the ceiling are not going to stay. The property owner have to cover that and fix the dry wall and the ceiling that are damp and have different shades due to the water damage. There will be some construction to cover up the holes, some painting, and putting up the dry wall. They confirmed that they will do this. However, this is posing serious threat to the health of my expecting wife. Sawdust, paint and glue (adhesive) are not to be breathed by the workers and especially my expecting wife. The holes are on the ceiling of the bedroom, meaning that we will not able to use the bedroom until they have finished cleaning up even though the apartment unit only has 1 (one) bedroom. Furthermore, given the size of the unit, it is impossible to isolate the air from the other rooms, not to mention that the repair will definitely take a few days.

SYSTEM Sep 26, 2014 ALTERNATIVE RESOLUTION BY LANDLORD: The Landlord; Lindsey Jones has offered the tenant an alternate resolution. The resolution purposed is: 1. Tenant may transfer and continue their lease within the community to another unit of the same type. If they choose not to exercise the aforementioned option, repairs to their current apartment home will completed on or before agreed upon date of 9/27 and management will offset any electricity/utility bill increase due to use of blower fans.

Explanation: The plumbing repairs and water extraction resulting from the leak have been completed as of 9/23/14. The drywall repairs will be completed by end of business 9/27/14 as promised to tenant by management during our discussion in the management office on 9/23/144. The intervening days were taken to ensure the drywall dried thoroughly through use of blower fans into ventilation holes prior to repairing the drywall over the ventilation holes. Tenant's unit was provided with blowers to circulate the air and speed up the dry out of the drywall. No adhesives are used in the drywall repair process and unit has been habitable and livable through the duration of the repair process. The leak did not constitute an incident of catastrophic damage as represented by the tenant. We do apologize for any inconvenience the tenant may have experienced.
