The First Class Lodi LLC is land trade mark entity that owns Lake Park Apartments. There are many ongoing issues with this company pertaining to questionable contract companies and a question of illegality of ongoing conduct.

Sadly the windows have been replaced and the paint renewed, yet these projects are quickly degrading. Many of the electrical and plumbing issues have not been addressed. In addition the unnecessary establishment of a gym and sauna only benefits the owner investors by appreciating the value of the apartment complex.

this Penthouse originally went for 1400.00. A apartment that the original maintenance man Bill Alvarez was prematurely asked to leave in order to begin the process of renovations. The now renovated penthouse goes for 2600.00 this does not put into account the five years of rent increases due to capital improvements.

The Apartment Group Inc removed their website after their web license expired. This was a subsequent action taken when a Yelp article exposed their illegal practices. The harassment and retaliation is also not being addressed, which is challenging tenants residency.

The Representative agent for the owner Vickie Corely, has continued to engage in abhorrent behavior. There were allegations and unfounded claims made about 2 tenants who are apart of the MSTA a tenants association. Yusef Shabazz of apartment 202 and Charles Brooks III of apartment 117, were unfairly incriminated without any basis.

As of today October 14th 2014 I have been harassed 3 times for expressing my opinion on Yelp based on the conduct of the Apartment Group Inc and the First Class Lodi LLC. I am apart of a tenant organization called, the Madison Street Tenants Association. On September 24th 2014 I along with 29 other people submitted and filed petitions to the Oakland Rent Adjustment Program. Our collective hearing date is January 15th 2015 at 10:00 am. I am contesting Housing services and capital improvements. The tenants association supports my posting the yelp comment. ( http://www.yelp.com/biz/lake-park-apartments-oakland ) Yelp comment link. I have been a tenant at this building for 18 years. My unit is under the Oakland Rent Adjustment Program and I am protected under Just Cause.

Renter Dec 6, 2014 24.23.244.81 1.The first Class Lodi LLC and The Apartment Group INC is forcing tenants to take on the financial obligation of funding a soon to open gym and sauna. This is an amenity which is unwanted by tenants. the issue with this project is the small spacial area it comprises, and the lack of sufficient ventilation. This room prior to the new ownership was utilized as a utility and storage room. The new owner investors prefer to buy supplies when needed and not stockpile, so the decision was made during the escrow process to establish a gym.

The owner investors and management continue to deny, that there is an issue around harassment and retaliation. These private institutions want to contrive an environment of tenant complacency in relation to reduction in housing services, and the the excessive gold plating that tenants are amortizing and abating. Tenants are retaliated against and patronized for speaking out against the misconduct and illegal real estate practices that are being covertly executed.

The Apartment Group INC and the First Class Lodi LLC has formulated a strategy to trivialize tenants concerns of harassment, reduction in housing services and funding projects that do not benefit tenants. In fact the First Class Lodi LLC submitted an itemized list of capital improvement projects completed and in progress to the Oakland Rent Adjustment Program. On this itemized list it specified their office kitchenette, and ground floor restroom were public and benefited tenants, yet access to these facilities have been denied. The new Lobby lay out is designed in a way that it appears to be a waiting room for The Apartment Group. Many tenants are harassed by Suit B members for utilizing this common space, yet it is suppose to benefit the tenants.

The current Representing Agent for the owner Vickie Corely and the Maintenance man Guillermo are harassing tenants, who are angered with the reduction in housing services along with the excessive gold platting. There have been threats to peoples tenancy for exercising their first amendment right as a tenant to assemble.

It should also be noted that Martin Higgins the Principal at The Apartment Group Inc has harassed several tenants pertaining to their tenancy. He sits in a office facing the front of Suit B, to be able to view everyone who enters Lake Park Apartments. The staff that work in Suit B in many cases are disrespectful towards tenants at Lake Park Apartments. Across from suit B is the leasing office where two employees work. The Representative Agent for the owner Vickie Corely faces the street, allowing her a view of every tenant that enters the main door of lake Park Apartments.

I have been subjected to harassment and threats by The Apartment Group Inc and a family member has been harassed by the Principal of The Apartment Group Inc Martin Higgins. These investment companies do not care about the well being of their tenants. Alone with increased equity because of the appreciation of the building, they are benefiting from real estate hedge funds, swap and option derivatives. The tenants of course along without having a say to the capital improvement are not benefiting from these endeavors in the forms of dividends. The dramatic drop in housing services significantly impedes a tenants ability to enjoy their common areas within the building.

There is selective treatment of tenants that range from full non acknowledgement of a tenants existent, to the red carpet appreciation. The divide and conquer tactic is a common MO utilized by this institution to diffuse the forces and to allow for the continued unethical conduct that has expanded their capital gains.

Management has refused to open a line of communication or acknowledge the harassment and retaliation that is concurrent with underlining tenant concerns.

Renter Nov 19, 2014 107.204.239.99 1.I am at tenant at Lake Park apartments, and every day I am in fear of retaliation that may be imposed on myself by management. My family and I have been harassed by management and the Landlords for 3 months. Members of The Apartment Group Inc and First Class Lodi LLC have been aggressively interrogating selective tenants at their own volition. I am deeply frightened on a daily basis, especially since the Representing agent for the owner Vickie Corely has a family member come by the office who is a law enforcement officer. This is to coerce tenants into remaining complacent to the illegal practices being imposed onto them. On 4 occasions in the past 2 1/2 weeks Vickie Corely has made threatening hand gestures from her leasing office. This office faces tenants as they walk towards the main entrance. I am in fear of my life as well as tenancy.

I am not the only one many of our immigrant tenants and those being marginalized, are terrified to speak out against the accelerating harassment. There are tenants in other properties under the oversight of The Apartment Group who are also in fear. This is a terrible way to have to live out ones life, I am not a criminal I am a tenant at Lake Park Apartments and deserve just treatment.

Renter Nov 17, 2014 107.204.239.99 1.There are many serious issues that are being neglected by the First Class Lodi LLC and The Apartment Group INC. There are 33 other buildings and growing which are under the property management of the Apartment Group Inc. What has not been addressed is the harassment and sexual harassment by members of the Apartment Group Inc. Many of my fellow immigrants and Women tenants are afraid to come out publicly about these illegal personal violations.

Suite B at Lake Park Apartments the headquarters of the Apartment Group. They are also diligently participating in gentrification practices in the city of Oakland. My tenancy and many other peoples tenancy have been threatened, for exposing the illegal practices and misconduct of the Apartment Group Inc and the First Class Lodi LLC.

There are ongoing issues with regular building cleanup, along with the issues of water leaks and rancid smelling dumpsters. The plumbing and electrical problems have taken a back burner, because the most important task is renovating the outward appearance of the building. There are so many issues with this building, that it is not feasible to rent at this building.

These companies are not invested in the tenants they serve, and frankly they are ill prepared and too unorthodox to provide an idol living space to live. Think twice about moving here you are nothing more than a dollar sign.

I Charles Brooks III of Lake Park Apartments and Melissa Hennings of the 374 41st street have been imposed with arbitrary and capricious acts which include threats and disregard for our health and safety. If you disagree with these practices visit or mail Suite B and express your frustrations.
