Once a case has been closed it’s recorded and documented as public record. Cases will show up on the Landlord’s background check, and may or may not negatively impact their Landlord Score. These reports are free and available to everyone.
What is a Landlord ReportSM/Score?: Similar to a credit score- the RPA rates and scores landlords/properties based on their risk level to renters. The RPA uses coded algorithms to determine the actual score ranging 0 to 900. The Landlord ReportSM contains information on the Landlords Criminal History, Complaint History, RPA Approval Status, Landlord Certifications, Landlord Status, Renter Comments, Area Crime Stats, Law Enforcement Officers, Vacancy Rates, Location Statistics, FBI Records, and Census Reports. This service is provided free of cost to any individual that wants to perform research on their Landlord or prospective Landlord.
How can I access the Landlord ReportSM: You can easily access a report on any landlord by entering 1 of 3 search criteria; Address or rental, Landlord Name, and/or Property name. These reports are made available to the public at no cost.
Exceptions on the Landlord ReportSM: On rare occasions you and your landlord may arrange to have the case dropped from their report. In order for the RPA to manually purge a complaint from our databases the landlord will be required to provide a verifiable written statement from the renter and pay the administration cost to remove the complaint from their record.
