		<description><![CDATA[not necessarily, with quantum of evidence that indeed in good faith you actually cleaned or have it cleaned professionally the landlord is not allowed to secure another carpet cleaning at your charge unless she proves that indeed there was insufficiency in the prior cleaning. have photos of prior cleaning, show it to her, if not convinced asked for a sworn affidavit from the cleaners.]]></description>

		<description><![CDATA[I have been searching through the Tennessee Code Annotated for tenant rights and responsibilities, but have not yet found anything specific enough to answer my question:  Can I be held financially responsible for having the carpet professionally cleaned when I move out of the property?  The carpet has been there since I first moved in 3 years ago, and there have been no pets, nothing but what I would consider normal wear and tear.  The landlord says that they only have to replace the carpet every 4 years, and in such a case I would not have to pay for a carpet cleaning, but I do not know if that statement is backed by law or if it is simply the property management company&#039;s policy.
