Yep, your landlord can and will do it. I've never been evicted, but I have some friends that are always getting evicted. One friend forgot to pay his rent for 3 days, not sure why, he's a bit of a moron; sorry Mike but its true and got evicted. He tried to pay the money to management but they refused and said that they weren't willing to work with him. A month later Mike was sleeping on my couch. All I'm saying is that if you are just one day late on rent you can be evicted. Not fair, but fact. You're especially at risk if your landlord is looking for an excuse to get rid of you. Good luck on that!

I forgot... Yes, the landlord would need to go through the proper eviction process. FYI-- his letter asking your girlfriend to bring payment in full or move can be considered an eviction notice. It varies per State. The bottom line is that your girlfriend owes money on a contract that she is behind on. She will need to find a way to bring it current or she'll eventually pay the consequences.

Yes, your girlfriend can be "legally" thrown out including her belongings for being behind on her rent. $2,000 is a lot of money for a landlord to come up with. I'm not sure about your girlfriends landlord, but if I don't collect my rents I don't have enough money to pay my mortgage payments on the rental, which means that I have to come up with the money somehow.
If your girlfriend can't afford the rental, she should work with the landlord to move. Being jobless is a huge burden for your girlfriend, but in no way should the landlord be expected to work with the situation. Why should her unemployment effect him? Your girlfriends unemployment is completely out of your landlord's control, therefore, he shouldn't take on any financial burden.
