Typically owners may enter
Emergencies with little or no notice..
All other reasons with usually 24 hours notice.. varies by state. 

Usually they may enter with that notice to show for sale or to rent, repair.. inspect.. etc.. all the reasons that you&#039;d expect are reasonable.

As the tenant,  you have  &#039;exclusive control&#039; that is your home is your castle... with few exceptions.. you pay for it you get to use it..

Not reasonable:
Showing up without notice.. you simply say no.. 
Asking you to leave your home... 

You rent the home and furniture as described in the rental agreement and can do any arranging you like. 

Unless your rental agreement or NY law says otherwise... treat this as a request.. no need to get nasty... with her..

Now then.. consider
She wants to sell.. you&#039;ve no power to prevent that or hamper it.. again unless NY is very different than most states..

Just dont leave.. maybe even help arrange the stuff.. and of course she helps put it back... or brings help
