There will be no rent increases through the termination date. If your lease is renewed automatically on a month to month basis, your landlord may increase the rent during the renewal period by providing a written notice to you, that becomes effective the month following the 30th day after the notice is provided.

You have what is called a month to month tenancy where in a landlord can usually raise the rent as much as he like. But before he can do such increase you have to be informed first. I encourage you to contact your state housing division and ask them for help.
