Home owner informed me he is short selling home in arizona! He told me that he could not give deposit back due to lack of money but in lieu of the issue he would let me live there rent free until the conclusion of the short sale of the subject property. Its been roughly 3 months now and I was in formed on 8-4-11 that the house will close the 29th of Aug and I must leave in 3 weeks and I said can you ask the new owner if I can stay for the full 30 days I need for notice! I then recieved a huge anger raged phone call from the landlord, swearing, screaming, threatening eviction! I said Evict me for what being a good tennant? Ive had to deal with buyes, agents, inspections, uncertainty and now a very mean landlord. I want to help the landlord out and leave in a timely legal fashion and now they wont even give me the 30 days to move! What is the law concerning short sale in Arizona and tennants rights? I will move no issue there, I want to but because of the treats from the owner/landlord of eviction Im not sure how to proceed! I am leaving I just need the proper time to do so!

I've been living on my own for 3 weeks now. I already paid half of my rent, i forgot about going to the bank and did not pay the other half the next day.that night i received an sms from my landlord saying that she heard i don't have the money for it, without consulting me about it.She sent a fellow tennant to find out by my girlfriend(who isn't staying with me) if i have the money.I do have the money.
That is to me invasion of privacy at its best.. do i have a foot to stand on if i want to take on my landlord?

btw if the landlord sells the home, then yes you are protected. However, if the bank comes in and forcloses on the property; they will have right to evict you. The lender is not held to the same rules that the buyer would be. Either way, there are things you can do to protect yourself. The lender will most likely want to keep you in the rental, at leaste at first. Good luck!

Don't sweat Ralph!
If the landlord sells the property you are protected. The new owners are required to hold to the agreement you signed with the original landlord. So, if your contract is not up for awhile, you can stay there through the end. But, if the agreement is on a month by month basis-- the new landlord will need to give you proper notice of 30 days, before they require you to move.
