If it was then your landlord cannot charge you extra, all he need is to deduct the amount to your security deposit. However, if the life expectancy of your carpet is only 8 years and you have been living there for 12 years then your landlord is the one responsible for carpet replacement that is if the carpet did not have any major damages on it. If you think that your landlord is taking advantage of you then you can file a complaint against him if you want. You can either hire a lawyer or ask a mediation company to help you out. Goodluck!
