I am renting a home in Mililani from PokSu Nitta fka:PokSu Johnson. When then rental agreemt was signed there were numerous things wrong with the home. I was told that I could make the repairs to the home, provide receipts and be reimbursed for the cost. To date the following has been repaired which I have paid for out of my pocket and never reimbursed for. 1- Toilet leaking- replaced Wax ring, gasket, bolts and inner toilet plumbing in the main bathroom. 2- Both Bathtubs could not drain- Plumber called to snake drains 3- Sink in Main bathroom was leaking- repaired leak 4- Garbage disposal (she purchased) I had to pay to have it installed.Becuase of the crack in the sink the disposal had to be moved to the other side. New pipes were installed. 5- Kitchen sink had a huge crack in it when I moved in and was leaking all over.- Repaired crack in porcelain. 6- Kitchen Faucet was leaking and handle was loose. - Replaced faucet 7- Water pipe(faucet) on the side of the home was bent in an L shape and badly rusted and falling off. I returned home on April 4, 2012 and the pipe was spewing water across the yard into the neighbors home and in between the walls of my rental home. The neighbor came to help me turn off the water until the plumber came and fixed the pipe. I called Pok Su 6 times during the event. She never returned my call and says that she did not get the message about the emergency. 8- The wiring throughout the home in faulty and the wiring sparks or the breakers trip off frequently. -Still not fixed 9- The over/ range needed to be replaced- (PokSu purchased a new one) and had it delivered to my rental home. When the technician tried to install the new range/oven he could not as it was HARD wired to the home. I had to have an electrician come and rewire the Outlet for the stove. He also installed a new receptacle. 10- I had to replace all of the door locks in the home because they did not lock or got stuck when you insert the key. A total of 4 new locks were replaced. 11- The living room blinds were broken and had to be replaced. 14- Master bedroom window was missing the screen. 15- The Split unit AC in the living room had to be repaired 16- The forth bedroom had live wiring sticking out of the wall that sparked. I had to have it repaired. 17- The dryer would not shut off when plugged in and the vent was clogged. I had to have it repaired and the vent swept. 18- Outdoor lighting fixtures are broken with the wiring exposed. -Still not repaired. All of the items were paid for by myself and NEVER reimbursed. The home is a safety hazard. Whenever I call Pok Su about the repairs she makes comments and tries to blame me for it needing the repair. I tried to deduct some of the cost from my rent check in April and Pok Su came to my home screaming that I canít do that! She says that I am crazy and will not pay for anything! She demanded a new rent check for the total rent amount and tried to shove her way into my home. I was holding my grandson and did not want my dog to get out so I tried to close the gate and she just kept on screaming. She would not leave until I gave her the new check and kept pounding on the door saying to hurry up! She had to get to a doctor appointment. Then she said she wanted me to move out! Since then Pok Su has come to my rental home on several occasions unannounced or called at 6:00am and showed up at 8:30 am demanding to come in to clean the yard (the last incident was on May 8, 2012). Every time she comes she starts screaming at the door saying I know youíre in there! I want to come in now! She will shake and pound on the gate while screaming at the top of her lungs. She has also left numerous nasty messages on my cell phone at all hours of the day or night and even called my work and spoke to my boss! As of today my rent payments are current. I consider this to be harassment and I called the police to report it. They said that the next time she comes call them while she is here and they will arrest her. Also as a result of all of the water leaks and electrical problems my water and electricity bills are huge. Thank you for your help in this matter.
