When I returned the house on May 4th 2014, the landlord examined the house and agreed that there were no damages that I had to pay. He did not return my deposit on that day and told he will call me in two, three days to give me the check. He did not call until I called him on the 8th, and although I strongly refused, he deducted $115 from the deposit. He told it was for 2 filters ($15) he replaced and for a pipe damage in the basement he had to repair while I was on vacation during the winter (He did not remember the date and told it was February or March). He never mentioned about the pipe repair to me until the day I went to pickup the deposit return check. Our contract clearly said that the landlord has to notify me about any repairs he has to do on the house that I have to pay for. The fact that he did not mention about these until I pickup the deposit makes this charge unreasonable. The landlord has breached so many things on the contract (I can provide a list if necessary) and treated me wrong during the lease time. Therefore, I cannot accept what he says and cannot agree to pay for repairs he claims he did without informing me. I have always fully fulfilled my side of the contract: paying rent on time, notifying him about problems, housekeeping, and i returned the house in a much better conditions than when I moved-in. I agreed to pay him for the 4 days in May ($100) from the deposit because the lease was over April 30th and it is reasonable to ask for rent payment for the extra days. He tried to hold me responsible for not being able to rent the house for May, but I gave him opportunities to show the house (last week of April) to new tenants when he asked for. I am complaining regarding the $115 and asking him to refund me that money. He should learn a lesson that he cannot keep on breaching contracts and treating his tenants bad. Thank you!
