COMPLAINT DETAILS (from renter)

The landlord failed to provide proper receipts and accounting for charges incurred with itemized deduction list. I sent a rebuttal letter asking her to take off charges for a guest stay in which I was not in town along with proof of a receipt. I was not given the opportunity for a walk through as stated in civil code 1950.5 to repair and clean the bathroom cabinet or the floor. The landlord took over a month to provide receipts and then asked for more money for the flooring with an estimate but not actual proof that the work was ever done. In fact, my father called the number on the receipt regarding the freezer service call and the flooring to confirm that the freezer call was unrelated to the freezer handle. The flooring was only an estimate, work was not done. Besides, the dates on the receipt was done well after the 21 days she has to notify me of any charges. She failed to notify that she would need more time to repair the floor, therefore I will not be paying the extra money. She did not provide proof in the form of bills saying \"paid\" or before and after pictures. The freezer repair was done before I had a chance to do a walk through and the freezer handle does not merit a service call when it is a piece of plastic therefore, it can be popped in by itself. I also notified the landlord of my guest for both May and June in the same text message. She did not respond to ask for clarification on the June date, therefore I will not be paying that fee as well. The law states she has 21 days to notify a tenant of any charges that will be incurred, therefore any new charges listed on her amended itemized deduction list are null and void. She never did provide a receipt or a breakdown of the $340 for the flooring. Her inability to follow the laws that protect tenants and her refusal to come to an agreement that I had my lawyer crafted is why I am writing you. I am writing this to notify other tenants that she cannot take advantage of her tenants. I am attaching the demand letters I wrote along with the lease agreement.
