Withholding rent may lead to eviction. If it written on your lease that you have to pay for a late fee every time you are late in paying your rent then you have to pay it. With regards to the repairs on the rental unit that is your landlord’s responsibility that is if the damage was not caused by you. If the damages were caused by you then you must pay for the repairs at your own cost.
