I am aware of the Philadelphia Lead Paint Regulation

[named Lead Disclosure and Certification act] states that a Landlord can NOT evict a tenant, if they are not in compliance with the regulation [IE Providing the Tenant with children 6 and under, with a "Lead Safe" or "Lead Free" certificate.

LANDLORD CAN NOT CHARGE RENT OR EVICT IF HE DID NOT FOLLOW THE LEAD PAINT REGULATION !!!

Fellow tenants, Wake Up. This is our chance at getting the safety rights for ourselves.

The cheap landlords who do follow and provide us with the official Lead Safe Certificate, certify the safety THEMSELVES !

How can we trust them to ensure Lead Paint Safety ?

I have attempted to contact this company for information but have reached no one. I have been charged for services I have not received and need to be refunded or contacted with further info.

Returning prepaid rent question

I manage a manufactured home park. The tenants own their own homes, but rent the space from us. One of our tenants sold their home, mid month, and the buyers signed the lease assumption for the space mid month. I returned the space rent to the seller for the remainder of the month, and billed the buyer for that amount. Now the buyer is furious, as he says that this wasn’t mentioned in the sale or in escrow, and doesn’t want to pay. I have explained that we are not involved with the sale of the unit, nor escrow. If there was a problem there, perhaps he should contact the real estate agent or the seller. However, I have a signed lease from him beginning mid month, and the seller formally requested this prorata prepaid rent be returned to him. Is there any statute relating to this that I can share with the new buyer?

Access to my property

I have a rental agreement with my tenant that states I can enter the property with 24 hours notice to show to a prospective new tenant. They are refusing and saying there is a Nevada law that overrides my rental agreement indicating they can refuse. I need to confirm this is true. Any suggestions on where I can get some help?

Tenant from hell.

I’m a new live in landlord who rented out the spare room for the first time as I needed the money to help pay for the mortage. My tenant paid his deposit (provided reciept) but didnt sign a contract. We had verbal agreement that we’d give a month notice if he was to ever move out. After a few weeks of living with this chap things started getting weird. He started stalking me, going though my post, emails, alienate my friends, the final straw was threatening my girl friend in a sick email as he was convinced he was in a relationship with me. I gave him a months notice. He moved out the following day leaving me in the shit. I told him he didnt keep to the arrangement of 1 months notice and due to the lack or respect, behaviour, harrasment and making me feel uncomfortable in my own home he will not be getting his deposit back. He is now turned it all around saying I forced him to move out etc and taking me to the small claims court for his deposit. Please help as I am worried and not sure where I stand on this.

Tenant did not pay last month rent and moved out, damages are significant

My tenant did not pay the last months rent. This would be fine, but not having a security deposit I am out of pocket for repairs which include: wall damage, broken sink and door, basic cleaning. This person is a goverment worker and is relocating in Europe for the job. To make this worse she owed $600. in back pay that was "in the mail". I have emailed and reminded her of the money owed. She has payed on time by direct deposit for two years, and I have only one problem that required that she get rid of the dog that had several complaints made about it. How can I persue this matter?
Obviously a new landlord, any advice?
