Damage property

There has been a on going problem with my garage door not opening and coming down completely. I have called the landlord to repair serveral times before the instance of 6-14-2011. On this day my husband was not parked completely in the garage and the garage did not close all the way because the spear wheel was not in the garage all the way. We called the landlord that day because the garage would not go up.on 6-16-2011 the garage was fixed by the landlord and we also received a bill that the garage was fixed and working properly. On 6-29-2011 I was pulling out the gagage and once out I began to let the garage door down and the door begin to bent and flex. I stop it quickly and called the landlord. She said she fix it quickly after she have some one to look at it finally on July 27 she said it is our responible because the accident on 6-14-11. However, manitance send us a bill saying it works correctly and there shouldnt be any more problems. This is a old garage with problems with tracking and a remot opener that has been discontinue for a while because of poor opening and closing. Belive they are trying to get us to pay for pre ex. problems.Pls advise
