By paying you will make your tenants happy and thus they will stay longer. You can even agree to pay a partial amount, like half. Try to be fair.

If it does then you should be responsible for the repairs. If it doesn’t list it, then it can be debated. However, in the future for items such as this, spell out the terms in the lease agreement, that way everyone will know what to expect.
