Did your landlord know that the carpet was having problems? I can tell you that the best defense is documented proof. I bet though, the landlord is justified in charging you for some of the replacement cost. Even if the carpet is cheap, 3 years of “Normal Wear and Tear” shouldn’t require a replacement.

Deposits are regulated by “Normal wear and tear.” Meaning that things that are considered normal wear are the responsibility of the landlord. Things that are damaged due to exessive wear or abuse are the responsibility of the renter.
