				<content:encoded><![CDATA[<p>We are in the process of moving out of our house.&nbsp; We have been there for 3 years and our lease is up.&nbsp; Our landlord has been over during this period maybe 3 times for maintenance, etc.&nbsp; Now that we are moving out, he calls and leaves me a voicemail with 20 minutes notice that he is coming over to do a walkthrough, change filters, etc.&nbsp; I have an 18 year old daughter there.&nbsp; 20 minutes doesn&#8217;t even give me time to check messages and warn her someone is coming over.&nbsp; In addition, he has set our water sprinklers to water and padlocked the controls (we are paying the bill).&nbsp; We just had a period of flash flooding and we were still watering our yard!!&nbsp; On top of that, he says we need to replace the carpet in two rooms.&nbsp; We have had pets so I agree it needs to be replaced.&nbsp; However,&nbsp; he will not apply our deposit.&nbsp; He has said that he &quot;does not apply deposits&quot;.&nbsp; We need to have it repaired in order to get our deposit back.&nbsp; Last item &#8211; we have struggled to see our lease through as our financial situation has changed.&nbsp; He charges us a $250 late fee.&nbsp; When we make a payment for the next month, he is applying it to the late fee and we are getting charged another late fee because we are &quot;short&quot;.&nbsp; </p>
<p>&nbsp;We are paid up until the end of the month.&nbsp; The only thing I want is for him to leave us alone until we finish moving.&nbsp; Any guidance, feedback, etc.&nbsp; is appreciated.</p>

				<content:encoded><![CDATA[<p>We are currently renting from Avalon in New Jersey, they have over 3000$ from us as a deposit. We are two adults living in this 2bed/2bath apartment (1000sqf). I always pride myself with keeping the apartment neat and clean. Regulary clean the windows, the fridge and oven etc. The apartment is in excellent shape.&nbsp;
<div>Our move out date is July 18 and we just had the first inspection of our apartment. &nbsp;During this inspection, we were told that they will charge us 150$ for carpet cleaning, 300$ for &quot;other damages&quot; (not specified) and <span style="font-weight: bold" class="Apple-style-span">1500$ for cleaning! </span>I was planning on doing this myself, for it will be a simple job since the apartment is in such good shape, I was told that I would never be able to meet Avalon&#8217;s standards when it came to cleanliness. I think they are just out to keep as much of the deposit as they can. No cleaning company charges 1500$ to clean 1000sqf, right? I don&#8217;t know what we should do. I am afraid that if I clean the apartment myself, we will still be charged the 1500$ and that would really make me angry. Any suggestions on how to proceed? Can we argue these exorbitant charge for cleaning?</div>

<p>I had leased a studio in Boston for 6 months. At move out time, I had sent the landlord an email with pictures documenting that I had left the apartment clean (the landlord lives out of state and does not employ amanagement company to oversee the apartment). The landlord just sent me an email saying that he would be deducting a &#8220;cleaning fee&#8221; from my security deposit. My lease did not specify such a fee.  And given that I have proof that the apartment was cleaned at the time of move out (which was sent to him). Can the landlord do this?.</p>
