				<content:encoded><![CDATA[<p>														I have had several issues now about this woman who resides in the same apartment as I do, but in a different bedroom, I have had issues with her and her illegal pet,&nbsp;which she has left unattended and there are leash laws in place and has charged at me, I can&#8217;t even go out to&nbsp;eat and wash my clothes, &nbsp;the leasing office&nbsp;told me that the dog would be gone by this weekend, and she has not removed the dog, and was told that she would do a walk in to&nbsp;check and make sure it was gone, which wasn&#8217;t done.&nbsp; last night she woke me up arguing with her bf and high and drunk and screaming and I wasn&#8217;t sure if she was in danger or what was going on, so I called the police to help me, they told me they couldnt do much either because she lived here, and so I went to the mgmt and told them what happened and gave a case number.&nbsp; Seems now i have to file a complaint with my municipal court to start serving her with some kind of legal action against her. any suggestions on who else i can contact , i have to file a complaint with my apartment complex.&nbsp;</p>

				<content:encoded><![CDATA[<p>we have complained about dead animal smell in the walls of my boys bedroom for several months. finally leasing company sent exterminators who found infestation in the attic, holes in the siding where birds and mice are, urine feces ect. the company also sent out someone to measure siding. Traps with poison were set inside my house and in the attic. the externinators were very forthcoming on the issue and that the poison eats the mice from the inside out and we could ahve more dead animal smell, but to call them and they will remove it. The mice in the attic however is extensive and they said it wont ever really go away all they can do is continue to throw more poison up there. The mice are so bad that they apparently ate all 10 sticks of bait in one week and the externinators had to replace it all. They are scheduled to return each week to check and add more bait. I have no heard from the siding guy. our lease is up april 30th but we want out now, i emailed the leasing company about all these issues and asked to be let out of our lease one month early so we can have time to find another place. Can they Not let me out? is there a way out of this without penalty. Im tired of catering to exterminators and siding people every single week with no resolve. And in all reality this needs to be dealt with while no one is living here. Mice are eating thru our food poop is everywhere no matter how much i clean and the only time my kids room doesnt smell like death is when it freezes outside!</p>

				<content:encoded><![CDATA[<p>I recently relocated to Charlotte, NC. One of the many complexes I looked at charged a $200 application deposit (aka administrative fee) and a $75.00 application fee. &nbsp;I was advised that the $200 application deposit/administrative fee was to hold the apartment while my application was being processed. The &quot;Contemplated Lease Contract Information&quot; form clearly states that the &quot;application deposit&quot; is refundable if your application is denied, or if you withdraw from your application before approval or if you withdraw your application after approval. &nbsp;I really wanted this apartment so I had no problem paying that fee. &nbsp;I was in a very big time crunch to get a place as the moving truck was on its way here and I told the manager that I would need the place immediately or by Thursday morning (it was Tuesday morning).</p>
<p>HOWEVER, I received a call from a leasing agent Tuesday afternoon (close to 3:30/4 pm) asking me if I had more income. I informed her that I did not. She told me I needed more income or a co-signor (who would have to complete an application and pay a $75.00 non-refundable application fee). &nbsp;That conversation, implied to me that I was denied. &nbsp;However, the complex is telling me that I was NOT denied. &nbsp;I was NOT approved either. &nbsp;They are saying that they never completed my application process. &nbsp;Needless to say, they are keeping my $200 in spite of what the contract states. &nbsp;I argued this point with them repeatedly on Wednesday to no avail. I finally had to sign a lease elsewhere. &nbsp;I got a call from the leasing manager of that place informing me that she received authorization to apply the $200 to my security deposit. &nbsp;How? &nbsp;I wasn&#8217;t approved or denied! &nbsp;I told her I had to get an apartment and I already signed a lease somewhere else and she said she was disappointed that I didn&#8217;t allow them the opportunity to work with me!! &nbsp;</p>
<p>Here is my dilemma. &nbsp;They will not return my $200.00. &nbsp;I don&#8217;t know how they can justify keeping it. I&#8217;ve tried contacting their corporate office but all I get is voicemail. &nbsp;I don&#8217;t know what else to do. &nbsp;Someone has to have advice for me! &nbsp;Thanking everyone in advance!!</p>

				<content:encoded><![CDATA[<p>I recently moved out of a less than livable apartment and my landlord is now trying to keep half of my deposit for &quot;damages&quot; and cleaning. The apartment was filthy when I moved in from construction dust and workers. My parents and I spent two days cleaning. I own two dogs that I paid a non-refundable pet deposit for. There are also no carpets in the apartment that would require cleaning.&nbsp;I bleached and cleaned all the floors, floorboards, and surfaces before I vacated the apartment as well.

<div>When I asked my landlord to meet me for a final walk-through, he refused, did the walk-through himself, and sent me a text saying he would be keeping half of my deposit. When I <em>again</em> told him I would like to walk-through the apartment <strong>with him&nbsp;</strong>to look at the damages he was proposing, he refused and became rude and hostile. I also asked him to provide me with an itemized list of the damages so that I might be afforded the opportunity to either consent or dissent to the damages. He told me he had already cut a check and had mailed it to my forwarding address.</div>

<div>My landlord breached the contract when he repeatedly entered and allowed workers into my apartment when I wasn&#8217;t there, even though my lease states that he must give me 24 hour notice to any such action. I also had previously written him a letter asking him to notify me of such entrances.&nbsp;</div>

<div>Do I have legal standing to take him to court and receive a larger amount of my deposit back?</div>

<p>My tenant received very high electricity bills for the past few months. They did not notify me until January 11. I had the unit inspected and found that the heat pump was stuck on. I had the unit repaired and in good working order on January 19th.</p>
<p>I offered to pay for the entire utility bill from the 11th to the 19th, while it was being repaired. I also offered to pay for half of their December bill.</p>
<p>They have refused and are not paying rent, and want me to pay for all their past utility bills where they felt it was eccessive.</p>
<p>&nbsp;Please advise&#8230;.</p>
