				<content:encoded><![CDATA[<p>I am by no means complaining about my claim made with RPA. Under the circumstances I feel their hands were as tied as mine. My landlord made my life, well&#8230;as comfortable as a body cast to say the very least. Breaking in my home, calling the police several times for unreasonable things (that I might say were a bit hypocritical) for arguements not even close to the family brawls that occurred at her home next to me. I ignored then, she lived for mine to make trouble and drama,change the locks on my kids while i was working if they did not do what she said, stole things from my home, my electric heaters,so I had no heat, turned off my electric so I would have no lights, a way to cook or hot water, cut up my extention cord in several pieces, (umm&#8230;) went thru my private belongings including personal information and papers, then refused my rent being 1 day late so to evict me causing a reason to show i breached contract to keep my deposit. I could go on but I&#8217;m sure you get what I was dealing with. I filed my complaint with RPA to try to get my power restored even with being taken to court and evicted in 10 days because I&#8217;m sure your shocked, SHE LIED ABOUT EVERYTHING EXCEPT HER NAME. (I think)lol. RPA followed up to try to help me but big shock again, she wasn&#8217;t willing to be compliant. (along with local law enforcement not showing any interest to resolve the matter either.) When they contacted her she LIED again. Saying I was cooking meth! Also that I was not paying my rent or utilities (included in rent), i was a child abuser and a nasty house keeper. My word against hers but I assure you I would not agree to police involvement if most of any of the above perposterous claims were even close to true. She was able to destroy my personal standing in court as well as the unbelievably outragous response and comments made to the RPA agent to humiliate me further. Please screen your landlord. Someone in the community knows them or of them. They require background checks to assure they will be treated right, WE SHOULD WATCH OUT FOR OURSELVES JUST AS WELL. I WISH I WOULD HAVE. But, I did my homework this time and am happily renting ever after. (Till I buy a home that is&#8230;)</p>

				<content:encoded><![CDATA[<p>Our landlord moved and did not inform us.  We sent our rent payment on the 31st (due the 1st with a late charge on the 6th day), to the address we were provided with.  He has always received the rent within 2 days.  He normally doesn&#8217;t cash the checks until at least the 5th and we don&#8217;t see that it has been cashed until the 8th to the 10th. We received a notice on the 6th that our rent was late and that we now owed a $100 late fee according to our lease.  Is there some statute that protects us from paying this late fee due to him not informing us of the move and his change of address?</p>

				<content:encoded><![CDATA[<p>I was renting a house in Orlando, Florida. The lease began on April 1, 2012 and ended on December 31, 2012. My roommate and I had access to the entire house with the exception of the master bedroom which the landlord kept locked and used for storage. Our landlord was supposed to be out of the country indefinitely but had to return to the U.S. for a court hearing. We were living in the house for one week and he moved in with us under the pretenses that the house was his personal home, he doesn&#8217;t want to stay in a hotel and he doesn&#8217;t know how long he will have to stay in the US. He refused to leave when we told him to.</p>

<div>We moved out of the house two days after he moved in. We have yet to file a complaint and terminate the lease. The total cost for the move in fee, first month&#8217;s rent, electricity and pet fee is $2690.00. He verbally told my roommate that he does not owe us money and he has been avoiding her to end the lease agreement and reimburse us.</div>

				<content:encoded><![CDATA[<p>Upon moving into this apartment my roommates and I did not notice (and were not informed by the rental agent) that the only rooms with updated electric sockets were the kitchen and the bathroom. Every other room has single socket with no grounds and the plug-ins are loose fit. We have had three times the normal light bulbs blowing out and we have had a two-three prong converter actually melt from a surge. Of course it doesn&#8217;t help that in order to remain plugged in place some sockets actually have duct tape keeping the plug from just dropping out onto the floor.</p>
<p>Approaching the landlord&#8217;s workman/manager upon rent collection we were notified that this electrical problem was known and was not do to be fixed for a year or more. We also broached this subject with the landlord who then also gave us the same answer, he cited work on another rental property that was currently in the works (which is now finished).</p>
<p>He complains about us falling behind on rent but doesn&#8217;t see fit to deal with the problems we have to deal with because of his ignorance of them. I deal with higher utility bills on top of replacing light-bulbs and living with the fear of bad surges even with surge protectors since there are no rated plug-ins for them.</p>
<p>We also had problems with our heating unit shutting off during the winter, someone came in, checked, told us that if this continued to inform the landlord and the cleaning and maintenance would be done. We are now four months since that problem, we had reported it twice and the only reply was it will be taken care of during &#8216;scheduled maintenance&#8217;.</p>

It seems that you have dealt with many bedbug issues.  I am having a similar problem as many others.  I was the main contact for a large house with 6 bedrooms.  My boyfriend and I were the main names on the lease with agreement that we would rent out the other rooms to cover retn.  One of my housemates discovered <strong>bed bugs in apartments</strong> on August 6th.  After treating their own room out of pocket, we waited two weeks to find out if everything was in the clear.  Then, we discovered them in my son&#8217;s room.  On August 22, we emailed the landlord.  The treatment did not happen until October 8th &#8211; 47 days later.  I had to move the children out of the house, especially because they started school on Sept 5th.  Everyone in the house paid for half o the costs of one treatment and the landlord paid half the other half of the cost.  However, one room became vacant during this time as a lady decided to move out.  When that happened, I spoke with my landlord over the phone and explained that I could not cover the full rent if the room was empty and that I was going to find a temporary rental until everything was taken care of.  He verbally agreed to a rent reduction of $1000 out of $3000.  I sent the rent check for $200 in Sept and Oct.  Now, he is claiming that I owe him the $2000 after one room remained empty and I had to pay rent elsewhere.  Let me know your thoughts.</p>

				<content:encoded><![CDATA[<p>I have been living in this apartment for 5 months now and during this last month or so I have been getting bit by bed bugs. The landlord says there was never a problem with bed bugs before i moved in, however all the furniture i bought has been in the apartment since i moved in and i&#8217;m just now getting bit. Can the landlord get away with blaming me for the problem (even though i completely clean my apartment once a week) making me get rid of the only furniture i have and only steam cleaning the carpets afterwards to save him money on an exterminator?</p>

				<content:encoded><![CDATA[<p align="left">i rented my apartment online from okla and my daughter went to complex and looked at the model for me in texas. she said it was beautiful and it was ok go ahead and rent , so i did when me and my movers arrived  the apartment was horrible my daughter met us there and she cried mom please forgive me this looks nothing like the model not even close. but i was stuck it was sat afternoon late and the movers  and i had just driven 12 hrs and i had no choice but to move on in, i had done everything online and leased for a full  12mo. pd deposits and pet deposits half non refundable . the first thing the airconditioner didnt work the first    three days i was here  and the apartment is dirty and has mold around bathe tiles bathroom celing bubbled and ready to cave in fixtures and appliances very old and out of date rented apartment with washer and dryer  they were not here when i arrived but were put in a week later. i try not to complain but feeel i have been totally taken advantage of, multiple conversations and questions was totally misreprested to me and my daughter</p>

				<content:encoded><![CDATA[<p>I am absolutley fed up with renting this house that I am in. We rented this house in March of this year (2009). Nice big 3 br, 2 ba, house with partial basement and bonus room. 750/mo. rent. Granted, it is a really old house so some problems are to be expected. When we viewed the house before renting, the repair men were still working on the house and we were told that painting, cleaning, and other repairs still needed to be done and would be done prior to our moving in. We signed the lease, moved in, and began noticing that nothing had been done from the time we viewed it other than some junk in the basement had been removed. No painting had been done and previously mentioned repairs had not been done either. All downstairs windows are painted shut and do not open. Two large windows upstairs have big gaps that do not seal the weather out. Only one window in this whole house has a screen on it, and it is painted shut as well.</p>
<p>We decided to not make a big deal out of any of it at first. Then we noticed a sump pump in the basement was pumping raw sewage into the front yard. Landlord took two months to fix this and told us that raw sewage in the yard was not a health hazard as long as we made our kids stay away from it (??? seriously???). Later, we find animal feces in almost every corner of a dirt shelf that runs around the entire basement. Landlord never has done anything about that, but we have removed as much of the feces as we can get to. There is still some feces in a couple of the far corners that we cannot reach to get it out.</p>
<p>When we moved in, landlord told us that he would repair the roof when the weather got warmer. Now that it is August, and the ceiling upstairs is about to fall in from retaining water, the landlord finally has someone working on the roof, but we think the ceiling upstairs that now needs to be replaced will be another fight.</p>
<p>The fireplace in the living room leaks and has a somewhat heavy board that is &#8220;supposed&#8221; to seal it off covering the fireplace. The board can easily be pulled down by my two year old, and has a tendency to fall down when it is storming with high winds outside. We recently found birds living in the fireplace the last time the board fell. Landlord has done nothing to fix the unsealed board or remove the birds.</p>
<p>To top everything off, I have severe allergies that I can normally control with meds but have now been really bothering me nonstop after about a month after moving in this house. It is getting to the point that my allergy meds are no longer working. I don&#8217;t know if it is the feces in the basement, the possible mold in the basement or in the ever sagging upstairs ceiling, or what is making me so sick in this house, but the landlord seems to think that he doesn&#8217;t have to do anything. Even told us once that he rented this house to us &#8220;as is&#8221;. I didn&#8217;t know that rental housing could be rented out &#8220;as is&#8221;.</p>
<p>We have no idea what to do. Everyone we try to call and get advice from says that our area (Putnam County) is not subject to the landlord tenant act. We&#8217;ve basically been told that a landlord in our county can rent a leaky cardboard box to a family and there is no laws against it. I even contacted the health department that transferred me to some environmental department and they told me that I basically have no rights and cannot get anything done unless I hire a lawyer and even then I would be wasting my money because of the lack of laws that protect renters. Is this true? Are there really no laws in some areas that protect renters from these kinds of living conditions? Are there really no housing codes that landlords have to maintain?</p>
