				<content:encoded><![CDATA[<p>I&#8217;ve been renting with this specific property management agency for several year now, and I must be stupid to have stayed here this long. We&#8217;ve had several appliances break down, and it typically takes several weeks for anything to be repaired. Our refrigerator melted, and we called every day for 5 days before it was replaced. I actually had to resort to using friend&#8217;s phones to call my landlord because he ignored my number. Now we have moved to a larger apartment in the same complex and the new refrigerator (which I had to move myself) has also broken down. I have about $200 of groceries in it, and I can&#8217;t afford to wait another week to get a new refrigerator. What should I do?</p>

				<content:encoded><![CDATA[<p>My new landlord has been doing improvements to the exterior of my house. At a snails pace. Been going on for over 2 months. During this time he put up a tent out behind the old broke down shed for his brother aka handyman to stay in.  I let it slide, didn&#8217;t think it would be a permanant thing.  They have changed the locks on the shed. So I am denied access to it. There is an extension cord ran from my house to the shed.  When I unplugged it they just ran the cord to power pole.  There is a garden hose extended from my house to the shop. I also have 3 garbage cans outside, which prior to 2 months ago I only managed to fill 2 of them up weekly.  Now its 3 and sometimes an extra large garbage bag.  Keep in mind no utilities are included in my rent.  They have started painting my house at 6:00am and have still been painting outside my bedroom window at 8:45pm.  They never let me know when they are going to be here or what they are going to be doing.  I care for my disabled mother who lives with me and whos health has taken a turn for the worst.  I have chosen to stay home with her til god either gives us a miracle or takes her.  If moving wouldn&#8217;t be so tramatic to her I would move, but thats not in the cards.  I have no idea how to deal with my new landlord since I have let everything slide.  HELP!!!</p>

My husband and I are on a fixed income and we cant afford to do the repairs ourselfs. what can I do to get in to fix the trailer?<br />

<p>I am a renter in LA and filed a maintenance request more than 2 months ago. There are some issues with my apartment plumbing.   The hot water works fine in my kitchen, and is clean. But in my bathroom, every time I turn on the shower or sink, the water comes out brown-orange for the first 3-60+ seconds. I caught the water in a cup and once it settled, I realized that it was a thick degree of rust from the pipes. The landlord said that I should just let the shower run for a few minutes then use it. But do I not have a right to clean water? I wonder how many times I stuck my toothbrush in the sink, then used it, before I let the sink run for &#8220;long enough&#8221;?</p>
<p>My shower, as well, goes from perfect temperature to really cold, to scalding hot, without me touching the temperature knob. I have spoken with the manager many times about this and she keeps giving me an excuse each time I run into her, but she has not returned my calls regarding anything about the water. It has been more than 2 months since my maintenance request. In California, I know I have a right to hot and clean water, does my case apply?</p>
<p>Please advise!</p>
<p>Also, can I file a complaint with RPA if my management company is not a member?</p>

The landlord was contacted and sent someone to look at it but was never repaired. Now the landlord is ignoring son&#8217;s phone calls and it is extremely hot out. Can my son pay to repair the a/c himself and then withhold that amount from his rent or is there a better way to resolve this quickly?</p>

Apparently this is unreasonable, and my landlord wants to charge me for the damage. OK fine, but my uncle is a licensed plumber and can <strong>replacing a door</strong> at no costs to me, but my land lord is being shify about that. Why should I have to PAY (people she found) when I can get it done w/o costs to me. (especially when i feel i&#8217;m not even responsible) HELP</p>

				<content:encoded><![CDATA[<p><span style="white-space: pre"> </span>I am a renter off campus near my school, we have a one year lease for our house.  Since I moved in I have had an on going problem with my roof leaking, and the landlord&#8217;s so called &#8220;repairs&#8221; not holding up.  It has gotten to the point where my mattress has suffered enough water damage to need replacing, am I within my rights as a renter to subtract this cost from my rent as the damage is due to the landlord&#8217;s neglect to properly repair the roof for the past 8 months??</p>

				<content:encoded><![CDATA[<p>I need help and I have no idea where to turn. My GA Power bill for the service period of 11-25-08 thru 12-30-08 was $330.38!! I have lived in this apt complex for 5 years and I have never had a GA Power bill that high before. I live in a one bedroom loft apartment 1013 square feet. I have spoken with other tenants in the complex with larger units whose bills are a THIRD of my bill. GA Power suggests that I set my thermostat at 68 degrees if I were to set my thermostat that low I&#8217;d freeze. I have always (at the direction of maintenance) had to set my thermostat to at least 78 degrees in the winter in order for it to be a comfortable temperature in my unit. And even in that I have never had a $300 GA Power bill. Management at my apt complex tells me maintenance came out and says there&#8217;s no problem. I always turn the thermostat down each day when I leave for work and after I got the first high bill I did whatever else I could to make the next bill lower but it was even higher $345.41!!! I was getting no assistance from the front office and maintenance so I called a heating &amp; air company for an independent inspection. At which point I was told the apt has an electric heat pump system and the technician found the system empty with an &#8220;existing leak on the system&#8221;. When he left my apt was warmer than it has been in a very long time. Well that quickly ended last night I ended up having to just turn it off all together b/c once again it was not heating. The temperature is getting ready to drop again here in GA. I do not know what to do. I already feel like I have been overpaying on my electric bills for several years now b/c as far back as I can remember I have had to call maintenance out each summer and each winter b/c of the system wasn&#8217;t cooling or heating. My bills have always spiked but I thought that was normal. It wasn&#8217;t until it spiked to $300 and until I spoke with other tenants in larger units whose bills were only $125 that I really knew there was a problem. My electric bills have never been that low in the winter/summer<span style="font-size: x-small;"><span style="color: #000080;"><span style="font-family: Arial;"><span style="color: #000000;">. </span></span></span></span>I have to pay the $330.38 by 2/25/09 or the electric will be shut off I used $231 of that when I called the technician out for an independent inspection. And now I&#8217;m back to square one on not having any heat. Please help. What do I do?</p>

My leasing contract doesnot have aircondition label in it and my lease expire Oct 2010.&nbsp; Sir/Madam this condition is causing serious depression because the law say Aircondition is luxury.I need help.I have a sick mother and a 4 year old son.I need help and advice</p>
