<div>I just found out about a year ago the house is going through some law case and she&#8217;s losing the house.</div>
<div></div>
<div>So I would always ask her Flora is her name should I be worried about moving? Why are you moving things out should I be looking for a place?</div>
<div></div>
<div>She would say no we can be here all year long.</div>
<div></div>
<div>We&#8217;ll that&#8217;s not the case she lied and took all my rent money over all those years.&nbsp;</div>
<div></div>
<div>She told my on July 7th that I need move out in 2 weeks.</div>
<div></div>
<div>That wasn&#8217;t enough time to find a place.&nbsp;</div>
<div></div>
<div>I&#8217;m struggling because there isn&#8217;t many places to move into since I rent a room.&nbsp;</div>
<div></div>
<div>So she took it upon her self when I wasn&#8217;t there to break into my room with a lock on it with out prior notice and take all my belongings out and move them all down stairs and said get your stuff or I&#8217;m throwing it away.</div>
<div></div>
<div>How wrong is that?</div>

<div>What should I do now?&nbsp;</div>

				<content:encoded><![CDATA[<p>We have a tenant (on retirement) (let&#8217;s call him George) who 2 years ago lied about the bed bug infestation in his apartment and even screamed and refused to allow the exterminator we hired then to fix the problem. The exterminator did his part with the other apartments and we thought we took care of the situation. This past year a tenant complained about bed bugs. We took this seriously and hired the exterminator again.&nbsp;

<div>Our building is a 6 family that we take care of ourselves. We know our tenants, most of the apartments are renovated, and we do our best to keep the building clean and fix any problems that arrive quickly.&nbsp;</div>
<div></div>
<div>This past month another tenant had complained about a bed bug problem. We realized that this can not be an isolated incident. So we had the exterimnator come again, except this time we wanted for all the apartments to be exterminated. George was difficult and refused to allow the exterminator that we have been working with to enter his apartment. We comprised and found another exterminator. When we saw the state of George&#8217;s apartment we realized why he felt uncomfortable letting someone in. He is a bit of a hoarder. Exterminator #2 said that nearly everything had to go from George&#8217;s apartment, that it had spread to all the walls of the apartment. The infestation was so bad you could easily see the bed bugs. After we agreed to pay for a new mattress for George and that the extermination team will do an extentive extermination without throwing out all his things, he agreed.&nbsp;</div>

<div>Now George wants us to pay for his hotel room while the extermination took place but the worst part is that the infestation is still there. And another tenant has complained.&nbsp;Mind you, we paid for the exterimination and it is expensive. Something like this could have been taken care of 2 years ago at a lesser expense and hopefully it would not have affected any of our other tenants.</div>

<div>Can we evict this tenant in NYC? How long will this take?</div>

<div>Bed bugs are hard to get rid of. In order to accomplish this, the apartment has to be gutted becasue the bugs are in the walls and we have to exterminated it again and all the other apartments. This man is a bit of a hoarder and not cleanly. i know every effort will be pointless if all the possibly hiding places are not cleared and it will take us some time to completey rid our building of the bed bugs. I&#8217;m worried that the infestation will get worst and spread to all the walls and apartments. Please help with any informtion. We are worried about our building and our tenants health.&nbsp;</div>

I am leasing my rental property to an individual who claimed they where able to help me fix the property up in exchange for a reduced rent amount.  The tenant is late on rent and is failing to obide by some stipulations in lease such as mowing lawn, etc.  They desire to make changes to the house instead of making the acutal repairs as agreed.  I asked them if they would be willing to agree to cancel the lease.  They demand payment in full for their work and services or they will rip all there stuff out.  They received a $400 a month discount on rent in exchange for there service so I feel Im getting ripped off.  My question is, can I legally evict them for threatening to vandalize the building?  I know I may be able to evict for breaking stipulations.  Let me know ur thoughts.</title>

				<content:encoded><![CDATA[<p>Hello.&nbsp; Im a landlord of a single family residence in Ohio.&nbsp; </p>
<p>&nbsp;I have agreed to rent my residence to a person(s) who claimed they where able to make repairs to the building &quot;in exchange&quot; for a reduced rent in the amount of $400 per month.&nbsp; Note I said REPAIR, not replace or substitue repairs or shortcuts &#8211; repair w/e it is to make the place habitable or useful w/e it may be.</p>
<p>The Tenant(s) claimed they are contractors and have family/friends who are the same and where able to make any and all repairs w/e is needed and have agreed to make these repairs to the building &quot;IN EXCHANGE&quot; for a reduced rent of $400 per month for 1 year.&nbsp; I have this specifically in a rental lease and they signed and agreed to the terms in the rental lease.</p>
<p>This is the second month into the lease and these tenants are already late on the rent (8 days so far).&nbsp; Also received letter from Health Dept complaint made about tenant not mowing grass (there responsbility in lease).&nbsp; I told the tenants that they may REPAIR things but if they are going to make changes to ASK for my approval first.</p>
<p>Recently the heating system needs to be repaired and instead the tenants have told me they wish to install baseboard heating or other heating system.&nbsp; Due to the electrical capacity of the residence which I just paid to upgrade the building does not have or is may be unable to handle the electrical demand that baseboard heating requires safely.&nbsp; I contacted the tenants and told them I would not authorize the repairs. I told them the building HAS a heathing system (forced air) and to have it repaired as we agreed in the lease.</p>
<p>The tenants now have become a problem as they are not getting their way and not doing the work in a timely manner or have even moved into the building 100 percent.&nbsp; It is early Sept and the building still does not have heat.&nbsp; I asked the tenants if they would consider mutually terminating the rental lease and they said they would if I would repay them for the cost of their material and time.&nbsp; My concern is frozen water pipes due to no heat as the landlord/property owner in that area is liable for the water bill.&nbsp; I told the tenants I would not pay them for their costs as I agreed to give them a discount in rent &quot;IN EXCHANGE&quot; for reducing their rent $400 a month.&nbsp; I told them they are in breach of their rental contract and stipulations in it.&nbsp; </p>
<p>&nbsp;The tenants are now threatening to remove ALL the materials and work they did to the building.&nbsp; I told them this is vandalisim as w/e work they do belongs to the building!!.</p>
<p>My question is, can I legally evict them (state of ohio) for threatening to vandalize the building?&nbsp;&nbsp; Rent is late and not received yet at the time I posted this column.&nbsp;&nbsp; What are your thoughts?.</p>

She was supposed to have given me the key today. She now is saying she has an attorney and her own company coming in the propertry tomorrow and she is going to make me get the keys the hard way. I was there last week with the insurance company and she was sitting there with several other people doing find with larengitis she smokes 2 packs of cigarettes a day and claims it my fault she is sick she has been sick for years. they also never moved anything from the damp basement and the home has two other floors? She keeps saying I am threating her which I am not at all she has cussed me out her daughter has cussed me out she had pets in the home which is a violation of the lease they refused to let me in the 2nd bedroom. I will have to get my attorney. I have never rented to anyone my aunt died left the house still in probate. </p>

				<content:encoded><![CDATA[<p>My son, age 25, is renting a duplex with two other friends. Yesterday he told me his landlords (husband and wife) called him and had him on a speaker phone. The landlords said there had been two <a href="../renter/complaints/" title="complaints">complaints</a> from neighbors &mdash; one where police were called &mdash; and if they receive one more complaint, they would be evicted. The complaints were that loud noise and music was coming from the direction of their duplex during the night. My son tried to explain that he and his roommates were not the ones responsible for the noise and music, that they live in a duplex, and it was probably coming from the apartment attached to theirs. No police came to my son&rsquo;s place, and he didn&rsquo;t know anything about it. He said he and one of his roommates were asleep that night and the other one was not home. The landlords didn&rsquo;t seem to want to consider he and his roommates were not responsible and told him they&rsquo;d have to leave if they received one more complaint. They have 10 months left on this lease and they like the place, but he doesn&rsquo;t want to have to live with the threat of being evicted over something he has no control over. He said he will talk to the people in the next apartment and let them know what the landlords are telling him, but there again, he really can&rsquo;t control their behavior. What recourse does my son and his roommates have in a situation like this where the landlords are unfairly threatening them with <a href="../renter/eviction-0/" title="eviction">eviction</a> for something they are not doing? Thank you for your <a href="../renter/help-0/" title="help">help</a> on this.</p>

				<content:encoded><![CDATA[<p>While I am a landlord in OH my son upon recently leaving the navy was unable to sell his home in Norfork, VA so&#8230;&#8230;he rented it out without doing any landlording research OR talking to Dad.&nbsp; Needless to say he has learned his lesson.&nbsp; After three months of no rent on a verbal lease he is more than ready to evict.&nbsp; The issue is complicated more by the fact that apparently an inspection is required before a property can be legally used as a rental in that area.&nbsp; They have been calling attorneys with no success.&nbsp; Apparently this is a special class of &quot;non-tennant&quot; with different rules/laws.&nbsp; He plans to go back to VA at the end of his college summer term to deal with this issue.&nbsp; Can anyone provide any help or info?</p>
