I sent the keys and a request for security deposit via certified mail.&nbsp; I got a letter stating the &nbsp;landlord was getting estimates for &quot;damages&quot; which amount to a small, barely-noticeable superficial burn on the kitchen countertop (i have a picture from move-out) and a pane of outer door window glass that neither me, my family, nor a guest was responsible for breaking.&nbsp; I reported it immediately upon returning and finding it in that condition). </p>
<p>I waited for the estimate. I never got one.&nbsp; I researched tenant law &amp; found out that if the landlord doesn&#8217;t provide this info. within 30 days and doesn&#8217;t return the balance within 45 days, they forfeit the entire amount.&nbsp; I sent a 2nd request for the deposit, along with&nbsp;mention of the&nbsp;MD codes he was in violation of&nbsp;&amp; only THEN received an estimate! It was a full 60 days past my move-out date &amp; it was for above &amp; beyond the amount of the security deposit. He got an estimate for the replacement of the entire countertop and is charging me $673 (the security deposit was $600, plus I&#8217;m entitled to interest in the amount of $54). He said he &quot;hopes this matter is settled now&quot;. In my mind, it is FAR from settled!</p>
<p>I am a single mother of two minor children.&nbsp; The holidays are coming up.&nbsp; I have bills to pay.&nbsp; That money would REALLY come in handy.&nbsp; The landlord is a prominent business owner of a hardware store, no less.&nbsp; I have so many complaints about the way he is handling this I can&#8217;t even tell you.&nbsp; I want to file a complaint and try to have a mediator explain the law to the landlord because he&#8217;s obviously not taking me seriously.&nbsp; Any advice on how I should proceed would be greatly appreciated.</p>

The refrigerator does not close properly and they changed it too much to ask.</div>
<div>At 20 or 25 days began to drop water in the bathroom, which came top bath. Immediately the report and after one week, I reported to management and the technician had it fixed. Even managed water falling from the ceiling followed, I thought it was slipping but was stored, so followed the leak and was growing every day. I fell over to diaio dirty water until I had to choose to go to bathe a hotel, did not know what kind of water was almost certainly that and was it was dirty. This finally fixed it after a month and some days. After started then, of course, but maybe started before as I was bathing in a hotel and practically living there, I did not realize until after arrangement ended leak in the bathroom ceiling, in short water heater started to not work, there was no hot water in winter. The report by more than 8 times and had tidied were coming according to them, worked one day and the next day broken again, so back to the Hotel. Added to this, the deterioration of the heater caused the gas bill was over 50 dollars even though neither I bathed or cooked in the apartment, so I decided to tell management that I was going to leave the apartment because three months she had there, I had no peace nor tranquility and that there had to be spending a lot of money in Hotel, having rented an apartment and do not satizfacia my basic needs, so given that management had been unable to ensure pleasant stay incurring a manifest violation of the contract that provide comfort and customer care, I went out and liquidated my stay at this property. The manager aware of the situation, manifesto that I would return the deposit, if you ought to pay the time he was not renting the apartment, a few days nothing else, ero that I only received the deposit. My contract was for six months, paid more than that just to make the rent contract for six months.</div>
<div>I went out on the first of April, a few days ago I called the company, not the apartment company MAKOWSKY RINGEL GREENBE, located in Memphis, Tennessee, to charge me $ 64.40 for the time reported for walking out before occupying the apartment. Besides the official manifesto me my name, I only received the deposit because I had broken the contract to get out early. My question is not broke them first to make my life very difficult and cause me Hotel costs above expected to power not satizfacer my needs in the rented apartment and pay without delay or retraces even if they offered me the service agreed in the contract being and satizfacion?.</div>

		<title>The apartment above mine was infested with bedbugs, Management initially denied it, once exterminators came in,they said the entire building was infected even though we have had no sign of them at all in our 3 bedroom. I find it hard to believe that we have them and me and my 2 roommates are unaffected nor do we see them. Anyway, we had to pack everhting in our bedrooms into plastic bags and move everything to center of room. Because we live in nyc our bedrooms are small and this makes for a completely unlivable situation. I chose to stay with a friend outside of the city until the issue was cleard. I have had to pay 400$ exatra a month in travel expenses as well as what im sure is about $200 in food expenses since I can not stay at my own place. It has been a month and I just found out that we are unable to unpack our things for ANOTHER month. I feel it is unfair that we have to pay our rent when we can not even stay in the apartment! Is there anything that we can do?</title>

I spoke to the young woman who lives there and she showed me her bites and that management wasnt doing anything to take care of the problem. about&nbsp; 3 weeks later, my roommate tells me that they are coming in to do a building inspection, but because we all work, no one could be there for it. Because they did not say for what, and because my roommate did not ask, we assumed it was just a building code inspection. A week later mamnagement contacted my other roommate to tell her that our apartment also was infested with bedbugs and that they were having a team come in to handle the problem. Out of the 3 of us, none of us had any bites, we checked everywhere, and there were no signs of bugs. They insisted that we were badly infested and would have to come in to treat our apartment. This required us to bag everything we own and move everything to the center of our room. Because we live in nyc and our bedrooms are very small, this makes our rooms completely unlivable. They told us that they would have to come in for 2 sprays 2 weeks apart and that maybe they would have to come in for a 3rd. I chose not to be in the apartment during the length of treatment because it is pysically impossible to live there. I luckily have a bf who lives right outside manhattan and I have been staying with him. However, I have had to spend an additional $400+ a month on travel and food expenses. They came in for the 3rd spray the other day and I called them to find out how much longer we had to live like this and they told us 4 WEEKS! which would make this whole situation a total of 2 +months. I dont find it fair that I still have to pay my rent if I have not been able to even live in my apartment. Is there anything I CAN Do?! Please help!</p>

So during yearly community meeting, he always wins the vote do to how many co0ndos he owns cuz each condo counts as one vote. i think thats very unfair and&nbsp;has a&nbsp;monopoly on the voting system.&nbsp;Another concern is that, the owner has some kind of lawsuit going on with himself. Something about&nbsp;insurance and roofing replacement for the condo community, which i am not 100% sure why. However, the last meeting they had(which i never received a timely&nbsp;notice to attend that meeting),as agreed for each unit to pay $1,500 in attorney fees. However, that goes to the owner always having the majority vote.. its come to be very frustrating and have no clue what to do now.. please help.</address>

<div>The landlord has given them numerous warnings. I, however, received a first warning on October 17th. Notice said I&#8217;ve called the police for non-legitimate complaints. I have a word or two with the landlord, and receive a 30 day notice that same day.</div>

<div>First off, if I was such a problem, why did she sign me up for another 12 months? HELLO!!!!</div>
<div></div>
<div>Second, what gives her the right to determine calling the cops is a lease violation? After all, she is only in the office THREE DAYS A WEEK! Doesn&#8217;t come out on weekends or evenings to address the issues.&nbsp;</div>
<div></div>
<div>She also accepted NOVEMBER RENT since this notice. After Googling different sites, it WOULD APPEAR THAT THE NOTICE IS BASICALLY SCRAP PAPER AT THIS POINT. She cannot accept rent and still proceed with eviction, correct?</div>
<div></div>
<div>For the record, I AM CURRENT IN RENT PAYMENTS, I HAVE NEVER PAID LATE, AND I ONLY HAVE ISSUES WITH NEIGHBORS AT THIS BUILDING. Everyone else is on the street is courteous and decent and doesn&#8217;t act stupid.</div>

<div>I am tempted to skip the hearing with her attorney next week and take it on to court. I feel she has nothing on me and I have alot on her, in regards to doing something about the idiotic neighbors.</div>

			<content:encoded><![CDATA[<p>I just became aware that i have an eviction on my record from a residence i was not living at. My parents filed an eviction against me three years ago. i had moved out of their house when i turned 18 a year prior to the eviction. i was unaware of the eviction until i accidently came across papers my parents were legally required to give me that they had hidden.when i was served an officer signed the &nbsp;letter over to my mom saying i had a week to appear in court. i was never given any documents and had no knowledge of the eviction. the family i was living with and paying rent to said they would testity that i was living with them . is there anyway to have this eviction removed from my record?georgia law requires evictions to remain on record for seven years. is three years too late to fight it even though i was never served and would it be costly to try to get it removed from my record?</p>

<div>I am not sure where the water is being metered, but the bill included a copy of the water utility bill from the city and it does say our address + apt # for the service address. I&#8217;ve looked in the basement and cannot see any water meters, nor are they outside. Maybe they are hidden. I don&#8217;t know.</div>

<div>Another issue is the windows/screens.</div>

<div>When we moved in here our kitchen window was missing the screen. &nbsp;We have asked to have a screen provided to us. &nbsp;The response is it &quot;isn&#8217;t warm out right now, we&#8217;ll look at that when you will actually be opening your windows.&quot; &nbsp; I would like to open my window and have a screen whenever I feel like it. &nbsp;Maybe I burn some toast and want to get fresh air!!</div>

<div>Another window in my daughter&#8217;s room has the wrong size storm window. I mean the entire window frame is too small where there is a gap 3&quot; high for the length of the window. &nbsp;There are windows in front of the storm window, but in the warmer months bugs crawl in. Especially the WASPS! &nbsp;This being my daughters room I would like it to be sealed up. &nbsp;It&#8217;s sealed when the all the windows are closed, but if she opens any window, anything can crawl in through the gaping hole. &nbsp; When I asked about this the response was &quot;This is an old building. If you are worried about the cold then get some of the plastic kits and cover the window.&quot; &nbsp;When I asked if I should include the recepit for this in with the rent I was told we wouldn&#8217;t be compensated for this as &quot;All old buildings have the wrong windows!&quot; &nbsp; &nbsp;Really? &nbsp; Fix the windows and we wouldn&#8217;t need to spend money on it.</div>

<div>Lastly, the landlord has been letting (or has given a key) to the matanience boy. &nbsp;I do not know this person from Adam. He has been permitted to walk freely in our apartment without any notice. &nbsp;I was sleeping and heard someone out in the living room to find him looking at a patio light. &nbsp;We were never informed of him coming over, nor were there any messages/phone calls. &nbsp;This has happened a number of times to me and to other tenants. I don&#8217;t think it is legal?</div>

<div>That&#8217;s all for now. I appreciate any input as this is starting to be a struggle!</div>

Now my dishwasher leaks and I have NO working phone jacks. This apartment was NOT ready to rent and I am quite mad that I am at the four day work week whims of the JF I have to talk to. Luckily he doesn&#8217;t work Mondays so I can call and talk to the receptionist and ask her to please give me contact info to get the phone lines working!</font></div>

<div><font face="Helvetica Neue, Helvetica, Arial, sans-serif" style="font-size: 12px" color="#454545">I hope I can find a better apartment next time w/o a property management facility to get involved. I know it could be worse, because most units don&#8217;t have a clothes or dish washers, but this was promised to me by the JF company. It should already be in working order.</font></div>

			<content:encoded><![CDATA[<p>We have had problems with our sewage system since April 2012. &nbsp;We have repeatedly asked the landlord to fix the issue and have had several different plumbers come out and snake the line, however, they have ALL said that the line out is not only the wrong type of material, but it is collapsing in on itself and the line is also broken at about 25 feet. &nbsp;In order to keep the sewage out of the house, we opened the clean out pipe and it overflows into our back yard rather instead. &nbsp;The Landlord is refusing to correct this issue, because it&#8217;s too pricey. We have been told that this is quite illegal and are wondering if there is any legal recourse that we could have. &nbsp;We live in Lawton, OK. &nbsp;Any advice would be wonderful <img src='http://www.rentalprotectionagency.com/tenant-rights/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  &nbsp;Thanks!</p>
