				<content:encoded><![CDATA[<p>I have been having a lot of problems with my landlord the past month. I have an oral lease with my landlord for a term of 1 year. She recently decided to move some family in with her and wants us out so she can move them in. We have only lived here for 4 months and she tried to take us to court for non-payment of rent. She lost her case as we were able to prove we had paid in full to date. Since then things have been a nightmare. The landlord lives in the mobile home in front of us and shares a main driveway with us. Her personal driveway is now so over crowded with vehicles she can’t get out so they have started using our front yard to cut through to get out to the main drive. They have repeatedly driven over my childrens toys doing this. We recently lined the edge of the property line with cinder blocks to prevent them from cutting through. She called the police and said we &#8220;stole&#8221; the cinder blocks out of <em>her</em> yard. They were taken from the woods behind our house when we first moved in to build a burn pit with her knowledge and it had never been an issue before now. Since it was our word against hers the police told her to come get the cinder blocks. We asked the officer what we could do to prevent her from cutting through our yard. He told us nothing as we only rent the mobile home not the lot, she can come on the property anytime she wants and do whatever she wants and that we cannot prevent her access to cutting through our yard. Is this really legal? I don’t understand how we can only rent the mobile and not the lot especially since we are responsible for all yard maintenance.</p>

<p>I would like to move to a cheaper place also (didn&#8217;t know tution was going to increase another 20%), but I&#8217;m can&#8217;t remember what the terms are for canceling my lease since I don&#8217;t have the contract. We have also gone through 3 property managers. Is there a way out of my contract if the orignial property manager didn&#8217;t sign my lease?</p>

				<content:encoded><![CDATA[<p>Due to our lease agreement we as tenant must contract and pay for all utilities and service, including but not limited to gas, electric, oil telephone, cable television, lawn mowing, gardening exterminating and snow removel.</p>
<p>A few days ago we he had hundred of swarmers. We informed our landlord and he responded it is our problem due to the lease agreement. I called an Exterminator he told me we have termites and its going on for a while and maybe the termites have been in the house before we moved in. The cost of a long term treatment a estimated 2,400.00 Dollar. The basement is unfinished and in not good condition. Do we have to pay for the treatment?</p>
<p>Can someone please help me?</p>

				<content:encoded><![CDATA[<p>My lease was expiring and my content was moving out at end of lease. I went to property managemnet and told them the circumstances and asked to continue a month to month agreement for a couple of months at the same rental figure. They agreed until just a few days before the end of lease and are now backing out asking for extra rentqal money for the month to month. With 2 days left in the month, I don&#8217;t know how to get this corrected in time. This is really messing me up since I made no plans to move and place my furniture. I cant pay the extra and dont like being booted with no notice. I cant just stop working to move and they have given me 2-4 days notice. Why wouldn&#8217;t their verbal agreement be honored? Isn&#8217;t there anything that could be done to rectify this problem?</p>

We had paid a pet deposit and paid a full months rent down as a deposit on the home. I have had utilites transferred and a day before we were to move in the realator calls to tell us that the owner has decided to sale the home and we can no longer move in. We have already signed a lease and delivered the requested deposit to hold the home. Can they legally do this?</p>

				<content:encoded><![CDATA[<p>My boyfriend and I have been in our current apartment (in Ohio, Cleveland area) since March 2008.&nbsp; We signed a one-year lease, but as of the end of February 2009, weren&#8217;t sure if we wanted to move out yet.&nbsp; We have since decided that our monthly rent was too much for us to handle, so we looked around and found a place nearby.</p>
<p>I called my landlord&#8217;s office to give a 30-day notice, and was informed that our lease was automatically renewed until the end of February 2010, which we had failed to notice on our copy of the lease.&nbsp; However, through a local tenant&#8217;s organization, we found a law on the books in our city that states that all language pertaining to automatic lease renewal must be typed in a bold font at least twice the size of all font on the page.&nbsp; The language on our lease is in the same size and type as the surrounding type.&nbsp; We also noticed, rereading the lease, that we should&#8217;ve received some sort of paperwork before the end of the first year explaining what we&#8217;d be paying for the second lease term, which we have not.</p>
<p>We sent both a certified letter and e-mail to our landlord (letter sent on Tues, e-mail on Wednesday&#8211;today is Friday) giving him our 30-day notice and explaining this, and I have called both his office and cell phone several times in the last four days, but he has yet to call me back.&nbsp; We&#8217;d like to hear from him to make sure he&#8217;s not going to hold us to the renewed lease before we sign a new one and move our things, but the fact that he is completely unreachable is causing us much distress.&nbsp; </p>
<p>What should we do in this situation?&nbsp; We&#8217;d like to just go ahead and move, but are concerned that if we do, he might be able to take legal action against us.&nbsp; I will continue to call him, but not sure what else to do!</p>
