Former Renter

I’ve been living in my apartment since 2000, rent being from month to month, and paid the same rent since. Now, they want me to renew a lease and raise the rent. The only thing they did was paint my apartment. What upgrades do they have to do to upgrade and raise my rent. I don’t know what they are supposed to do under Indiana Law. Any information on this?
