Selling a home to Renting

I am currently SELLING my home in Colorado, and will be RENTING a home in Florida. We are set to close on the sale of our home on Jan 25th. Then will start renting in FL on Feb 1st. I am nervous to sign the rental agreement now, and find out the sale of our home falls through last minute.
Am I protected at all if this happens before Feb 1?
Can I back out of the rental since I would not have had possesion?
