Help me understand the laws – New Landlord

I rented my house to a young lady whos references checked out very well. After living in the property for 2 months she gave me a 3 day notice via text that she could no longer afford the property and would be moving out. She stated that she would clean the house and leave the key. I informed her that I would let her out of her lease with the understanding that she would forfeit all rights to her deposit. I also informed her that because she stayed 8 days into a new month that she would have to pay me a prorated amount of rent. I explained that I need to meet with her and do a walk through of the property to assess damages, if any. She became a totally different person. WOW!! She did not meet me and she left my house in a mess. Can I go after her for damages and rent owed?

There’s no reason why you can’t chase her for the damages. You tried reaching out to her to sort it out. If this is something that’s a violation in your lease then you have every right. By the way in the future, you can try out RPA’s Tenant Screening. It’ll give you a more wider databases to do a background check.
