Can i do this

I am currently renting a mobile home to my counsin, and her boyfriend can be nasty and he likes to drink alot, have card parties and curses alot. Since I will not be putting him on the lease, what rights do I as a Landlord have to tell my cousin that they cannot drink at the residence every night, have card parites and make alot of noise??????? Her boyfriend wants to put a starves up for horseshoe, and I want to be able to have guys over to shoot horseshoes. I need to know if I can tell them no drinking and having alot of company at my rental property without getting in any legal trouble? I live in Virginia, so please help me.
