Rental Agreement Vs Property Management

I am in a rental agreement that allows me to send my rent at the latest postmarked by the fifth of every month.
The owner recently hired property management who are threatening late fees if the check is postmarked anytime after the first.
Can they do this if I have a rental agreement stating otherwise?
