Can lanlord throw out tenant when they want.

I have a friend who has lived in a apartment of a house for 4 years. She has always paid on time. There is no lease. She pays monthly. She was notified yesterday that she has 2 months to get out because the owner has a sister that is getting divorced and needs a place to live. Can they force her out in that short of a time in the dead of winter ? The home is in Methuen Mass
