How to break lease in California due to winged termite swarm inside home

Hello,
It was never disclosed to me in my lease or verbally that there was a termite problem. Landlord doesn’t want to use a pest control company she just uses pest killer from local store. These are subterranean winged termites not flying ants. I need guidance on who to contact for help regarding breaking my lease so I can just move on.
