Late rent ok central air complaint eviction notice

My landlord has given us a notice to the leave the premises and I was needing help with it please.  We fell behind on rent due to 2 weeks of bad hours.  I spoke to him and he said he would be willing to overlook it if we can get him the past due rent.  Landlord told me to call him when I had the rent.  On the 17th of July the central air died in heat index of 105 degrees, I told him about it he said he wasn’t going to fix it until we paid rent.  When I sent him a piece from the landlord responsibility from the ombudsman website he came by and gave us a notice to leave premises (without a amount due)  Please let me know what my options are.
