Lazy landlord

My landlord does not do needed repairs to our rental house.  We have lived here for over a year and he lives one block away.  He does not work so he has more than enough time to do repairs.  Our fronts steps into the house separated from the house over 4-5 months ago.  He was informed of the problemr and told me atleast twice that he was having someone come and take care of it.  It’s now to the point that my daughter who has MD can’t even use the steps because she doesn’t feel safe.  When we moved in the kitchen light didn’t work, it still doesn’t.  I do pay rent on time and need to know what I can do to get this man off his ass and start taking care of his rentals.  A friend of mine also rents from him and he doesn’t do the needed repairs there either.  She’s been w/o a working stove for several months because of mice damage!!!
