MOVE OUT FEE

I RECENTLY MOVED OUT FROM A APARTMENT IN BOSTON AREA AND FOUND OUT THEY CHARGED ME $900 FEE FOR PARTIAL REPLACEMENT OF CARPET.  THERE ARE SOME SPOTS BUT I AM CONFIDENT THAT I CLEANED UP COMPLETELY AND NOT AS BAD AS THEY NEED TO REPLACE THEM.  I REQUESTED PRE-INSPECTION BUT THEY DID NOT COMPLETE DUE TO THEIR SCHEDULE.  WHAT SHOULD I DO  TO GET MY SECURITY DEPOSIT BACK?

move out fee

I rented unit for 2 years and I am moving out in couple months. Building management just sent me letter that I have to pay $150 moving fee (didnt say for what, whether for cleaning unit or something else). According to the lease I am supposed to leave the unit in good condition, cleaned, – normal wear and tear. The lease doesnt state at all that I am supposed to pay any amount unless I cause damage to unit. There is no sign of moving out fee or cleaning fee in lease. 

This building already discriminates renters by not letting them use one of two terraces (better one) saying that is for owners only (lease doesnt state in). And they do not care at all that building broker walked in with strangers without asking me first. I filled complained and building management never even apologized. Horrible!
Please let me know if you have any experience with charging moving out fee and if you know on which paragraph (law) I can refer to. 
Also I did hear that landlord is supposed to paint the unit every 2 years (not sure). I wonder then whether is my responsibility to paint the unit after I move out in 2 years or if landlord will do so.
