my tenants broke lease by painting walls

By Chris

In my lease, it specifically says that there can be no painting or interior improvements on the walls unless they have prior written approval. They are also damaging the inside property by having huge stains in carpet and a utility door knocked off the hinges. Can I evict them? Their lease is not up for another six months and I can’t imagine what else they might do to my property.
