Next Month Rent After Moving Out

My gas was turned off and I have to leave my apartment. I went over to my house every day to check on it. On December 25th when I went to check on it there was a leak from the pipes the water was just dipping nothing major. Anyway, I called the landlord (I know on Christmas) byt I felt it was to important not to call him about it. Anyone, I told him about the leak and the next day he came over, I signed a paper stating I would pay Jan and Feb rent, but I moved out at the end of January. He placed a for-sale sign on the yard two weeks prior to me moving out which is find but now he wants me to pay Feb rent and I was not there and Yes, I did sign saying I would pay but that was because I did not think I would be out of the house, I verbally told him, if I was out before February first I should not have to pay but he said I signed the paper and that he is keeping my security deposit. My question is; do I still have to pay February rent?

You are S.O.L. A written contract cannot be changed verbally; you signed it, you have to live by it. However, keeping your security deposit is a different question…did he tell you why?
