Possible Scam How do I Know

I’m Trying to figure out if the house I’m Trying to rent is a scam. The landlord lives in California. He supposely owns a few houses in Overland Park, KS. He has a maitance man that actually showed me the apartment. But he seem he didnt know much. The Landlord sent me the lease agreement. Which has a term of a year and 6 months. The rent is 1100. But what is due at signing is 2300 for sercurity deposit  of 1200 and first month of 1100. This seems very weird. I just want to know if there is anyway i can verfiy his identiy and find out if this is a scam or not. I tried this website but there I cannot find any records. PLEASE HELP.
