questions and concerns

My girlfreind rented a house on june 1 2009 and signed a one year lease. Six days later the house went into foreclosure but nothing was said. Although we found this out six months after she signed and She continued paying rent per the agreement. The house has stayed in foreclosure throughout the whole lease (6-1-10) and all rent has been made. Now the house sits in short sale and we do not have any written rental agreement. Also we are now dealing with repairs with a dishwasher. So my questions are…….Are we protected without a current contract? Can we be evicted if it sells? Is the rentee obligated to fix or replace the dishwasher? Can we declare the deposit as a form of payment if we leave? What happens if we dont pay our rent? What are her rights as a renter in a short sale?
