short sale/forclosure

I am renting a house in New York and the house is for short sale, i did receive papers today for the landlord from the forclosure dept of their bank, From what I am told the house did go to contract but cannot be sure as my landlord has been lying to me about the whole procedure. I was wondering what my rights are as a tenant. I have a month to month lease and have been paying every month.Do I need a lawyer or can I handle this on my own, Is there a way I can get an answer on wherther the house is actually under contract, I call the real estate and I dont think he is disclosing all the information to me neither, he did say buyer signed contracts but was unsure if seller did, and now that I received the forclosure papers I am unsure of my rights, any help would be appreciated,
