signed lease then found safety concerns

I did something foolish – let myself be rushed into signing a lease on a duplex, then discovered some safety hazards.  Also, the renter in the duplex next to me (I’ve learned) never picks up pet waste and it’s often all over the sidewalk. The landlord does not enforce the city ordinance about disposing of pet waste and allows the other tenant to trash the yard.

I haven’t paid my deposit yet and won’t be moving in for 60 days. I would like to end the contract by paying a fee stated in my contract for early termination. Am I liable for anything else?
