signing a new lease for bed bugs.

  So im in a 2 family house, my neighbors had the bed bugs, so the landlord bombed the whole house, now he wants us to sign a new lease saying if we get bed bugs again we will pay for it and get evicked. What to do, I dont want to sign, cz what if the spray dident kill all them and i get them , and it really came from the other place. What to do…thanks…..
