Tenant protection…

Can anypne tell me how to protect my tenant in case something happens to me?  I want tenant’s lease to gaurd against sale of property w/o honoring the lease.  Eg, If I die, I want them to be able to remain there for whatever spec’d period the lease states.  Can the bank kick them out as long as she can cover the mortgage in rent? To complicate things, what if property is co-owned by another?  They of course assume all financial liability if I die, but can tenant’s lease protect them as discussed above?
