Tenet won't allow me to do repairs to windows and siding

I was selling a place on a rent to own contract, that she breached buy not paying. In the contract it states that she will leave within 7 days of the breach of contract and she is still there after a month and a half. This is part my fault cause being new to this I didn’t know I need a court to evict her, and court paper work to do so. I sent her a writen letter that warned her of the breach of contract before it happened, then sent her the notice of breach of contract along with a notice to vacate in 7 days which was agreed upon in the contract. Now I need to get in to do some repairs to a window and some siding, which I need to check to make sure it’s not ruining my subfloor. Can I give her a 48 hour notice in NYS that I’m going to come in and do repairs and just enter if she won’t agree to let me enter the house. I’m in a small town and the court in my town is no help and won’t, or can’t, answer any questions I ask, they know less than I do on this and she is friends with one of the judges. Also since it was a rent to purchase contract does she fall under renters laws. The house is located in Oswego county, NY. Another thing I was wondering is section 229 NYS renters/tenent law states that if she gives me written notice to vacate, or notice to quit that I can charge double for every month that she is there. She signed the contract that she agreed to be out in 7 days from breach of contract and signed my notice to vacate, a seperate copy from mine that I signed, to be out by a certain date.
